having its office at 403 Front Street, Box 297 ,
Greenport, New York 11944 ,
party of the second part,
Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,lying and
DIST. beinginthe Town. of Southold, County cf Suffolk and State of New York, and
1000 shown and designated on a map known as "Greenport Driving Park" , sur-
veyed by C.H. Bateman and laid out into lots by C.H. Hall , C.E. ,
SECT. August, 1909, as and by part of Lot 57 and Lot 58 which said lots
048 .00 are bounded with reference to said map as follows:
BLOCK BEGINNING at a point on the southerly side of Flint Street distant
02.00 55 .0 feet westerly of the corner formed by the intersection of the
southerly side of Flint Street and the westerly side of Seventh Street;
LOT running thence through Lot 57 and Lot 58 on the map mentioned above

Lot 56 on said map North 82 degrees 46 minutes 50 seconds West, 45.0 j
feet; thence along Lot 89 on said map North 6 degrees 53 minutes 30

Being and intended to be the same premises conveyed to the party of the
first part herein by deed recorded in Liber 9199 cp. 335 .
Subject to a purchase money mortgage in the amount of $40, 000 .00 which
mortgage was executed and delivered by the party of the second part
to the party of the first part as security for a portion of the purchase
price and which said mortgage is intended to be recorded simultaneously
herewith.
The premises herein conveyed are not encumbered by a credit line mortgage
Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
�. rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
