My clients are in the process of applying to the Zoning Board of Appeals for a setback variance that will allow them to add an new interior room to their single-family dwelling which will replace an existing exterior deck and steps. I have enclosed a print of a site plan, prepared by CME Associates Engineering, Landscaping & Architecture, PLLC under date of June 7, 2011, showing the proposed addition as well as existing conditions. As you can see from the enclosed site plan, a portion of the proposed addition appears to be within 100 feet of the tidal wetlands bordering the subject property on the west and the proposed construction is presumably within your jurisdiction. I would appreciate it if you would advise me of the type of permit and amount of the fee my clients would be required to obtain from and pay to your agency in order to proceed with the construction.
