All that certain plot,piece or parcel of land,-with the buildings and improvements thereon erected,situate,lying and
being in the lnGer.vraitesd 1411- ga 09 Gree_. 8r- , gown of Southold County of Suffolk
and State of New York, known and designated as Lot 5 on a certain trap entitled,
"Map of Sterling Manor" and filed in the Suffolk County Clerk's Office on June 18,
\.� 1873 as Map No. 53 said lot being bounded and described as follows:
BEGINNING at a point on the northerly side of Bridge Street where same is
intersected by the division line between Lots 4 and 5 on said trap said point being
v; distance 192.27 feet easterly, as measured along the northerly side of Bridge
Street, from the corner formed by its intersection with the easterly side of
Main Street, and
RUNNING THENCE along said division line North 17°47'50" West 140. 56 feet to the
99 southerly line of land shown on the map of Sixty Lots at Greenport belonging to
/ 3 b John G. Champlain (filed in the Suffolk County Clerk's Office on October 23, 1873

BEING AND INTENDED TO BE the same premises conveyed to Oscar Goldin by deed
C� made by William Orr dated June 30, 1986 to be recorded simultaneously herewith.
SUBJECT to any state of facts an accurate survey might show, and to covenants,
\ restrictions, easements, agreements, reservations, and zoning regulations of

Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the parry of the first part has not done or suffered anything wherebythe
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
