WITNESSETH, that the party of the first part, for no consideration, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the

FURTHER WITNESSETH, that this conveyance is consented to by BETSY M. W! LKINS,

easterly from the ftrst deflection point in said line easterly from Rocky Point Road; running thence
along other land of the Party of the First Part, I4. 1° 10' 10" W. Three hundred (300) feet more or
less, to Long Island Sound; thence easterly along said Long Island Sound about sinty-eight (68) feet
to other land of Party of the First Part; thence along said other land of Party of the First Part, S,
1° 49' 50" W. three hundred forty (340) feet more or less, to a stake on .said northerly line of
Aquaview Avenue; then.ce along said north~ly line of Aquaview Avenue, N, 83° 10'. 10" W. forty-

BEING AND INTENDED TO BE the same premises described Jn the Deed to the party of the first
pan, dated May 21, 1998, and recorded on June 25, 1998, in Liber 11901 Page t55, in the Suffolk
County Clerk's Office.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and Io said
premises; TO HAVE AND TO HOLD the premises herein granted ur,to the party of the second pan~
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the inmy of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized
o fthe said pr~mises in fee simple, and has good right to convey the same; that the party of the second
part shall quietly enjoy the said premises; that the said premises are free from encumbrances, except
as aforesaid; that the party of'the first part wilt execute or procure any further necessary assurance
&the fire to said premises; and that said party of the first part will forever fully warrant the title to
said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indentare so requires.
