All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
bang in the Village of Greenport, Town of Southold, Suffolk County, New York, bounded
and described as follows:
BEGINNING at the corner formed by the intersection of the northerly side of
North Street with the easterly side of Second Street; THENCE North 6047110"
West along the easterly side of Second Street 107.13 feet to land now or
formerly of Pyne; THENCE North 84022120" East along last mentioned land 62
feet to land now or formerly of Jensen; THENCE South 6°47'30" East along '
last trentioned land 105.91 feet to the northerly side of North Street; THENCE
South 83°14'50" West along the northerly side of North Street 62 fleet to the
point or place of BEGINNING. ,
Being and intended to be the same premises conveyed to the party of the first
part by a deed from Marjorie M. Gaffga, dated 4/10/82 recorded 4/26/82 in
Liber 9173 cp 131 and also by a correction deed from Marjorie M. Gaffga dated
5/17/82 recorded 5/19/82 in Liber 9184 cp 528.
Subject to any state of facts an accurate survey might show, and to covenants,
restrictions, easements, agreements and zoning regulations of record, if any.

Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;Together with the appurtenances and all the estate and
rights of the party of the fi rst part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forevery as aforesaid,
And the party of the first paft covenants that the party�f the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatlsver,except as aforesaid.
And the narty of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
i to be applied first for the purpose of paying the cost of the improvement and will apply the samefirst to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"wheneverthe sense of this indenture so requires.
