WITNESSETH, that the party of the first part, in consideritiod of Ten Dgllars another valuable egnsideration
paid by the party of the second part, does hereby grant \and release unto.the party of the second part„dte 'heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings.,and improvements thereon erected, situate,
lying and being in the Village of Greenport, Tmm of.,Southold, $uffolk County,. York,
bounded as follows:
BEGINNING at a point on the easterly side of Second Street where same is
intersected by the southerly side of premises described herein and land now or
formerly of Smith;
RUNNING THENCE North 60 471 00" West along the easterly side of Second Street,
50.00 feet to land now or formerly of Horton;
THENCE along said last nenticrEd land the following two (2) courses and distances:
1) North 83° 061 00" East 150.05 feet;
2) South 6° 481 00" East 50.00 feet to land now or formerly of Smith afccetenticrn3;
THENCE South 830 061 00" West along said last mentioned land, 150.07 feet to the
easterly side of Second Street to the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the party of the first part
herein by deed from John L. Townsend, Jr. and David E. Kapell recorded in Liber
9306, Page 130.
Subject to a purchase money mortgage in the amount of $75,000.00, which mortgage
was executed and delivered by the party of the second part to the party of the
first part as security for a portion of the purchase price and which said
mortgage is intended to be recorded simultaneously herewith.
Subject also to a mortgage in the principal sum of $28,250.00 made by 620 Second
°Y Street, Inc. to Janet B. Grathwohl, dated June 29, 1979, and recorded July 10,
1979, in Liber 8495, np. 41, now reduced to $ 25,272.99.
Subject to existing tenancies.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" $hall be construed as if it read "parties" whenever the sense of this indenture so requires.
