GOULD and JACQUELINE I. GOULD, husband and wife, both residing at 30 Greentree Court, Northport, New York 11768 DWTPJOT 4601MIN BLOW NOT party of the second part, = ® rnr 0 12 17 21 go WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected, situate, lying and being at Paradise Shores, Bayview, Town and Village of Southold, County of Suffolk and State of New York, and more particularly bounded and described as follows:- BEGINNING at a point at the southeasterly corner of the premises herein described, which point is at the northeasterly corner of lands heretofore conveyed by Nelson Axien to Frederick and Kathryn Marcell, and which said point is 121 feet distant southerly from the southwesterly corner of Lot No. 44, Block "C" as shown on a certain map entitled, Map of Reydon Shores, Bayview, L.I., N.Y.", and filed in the office of the Suffolk County Clerk, measured along the easterly line of other lands of Nelson Axien, and on a course; RUNNING THENCE on a course South 20 degrees 11 minutes 20 seconds West, from said point of beginning; RUNNING THENCE along lands of said Frederick and Kathryn Marcell, North 69 degrees 48 minutes 40 seconds West, 132.10 feet to a point on the easterly line of a certain existing 20 foot private roadway; THENCE along the easterly line of said road, North 19 degrees 43 minutes 40 seconds East, 100 feet; THENCE along other lands of Nelson Axien, South 69 degrees 48 minutes 40 seconds East, 132.90 feet; THENCE South 20 degrees 11 minutes 20 seconds West, 100 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Robert O'Leary and Ellen O'Leary, his wife, dated 9/18/73 and recorded in the Suffolk County Clerk's Office on 10/5/73 in Liber 7503 page 491. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
