Box 1179 Sou{hold, New Yo~ 11971 Fax (516) 765-1823 Telephone (516) 765-1801 LAND PRESERVATION COMMITTEE TOWN OF SOUTHOLD LAND PRESERVATION COMMITTEE MEETING MONDAY, NOVEMBER 17, 1997 MINUTES Present were: Dick Ryan, Fred Lee, Jim Pim, Michael Croteau, Ruth Oliva and Tim Caufield. The committee discussed the Christian Baiz parcels. Dick will contact Mr. Baiz and find out the status of these parcels. Chairman's Report- Latham Farm - Dick met with Bob Hughes and Melissa Spiro. Mr. Hughes and his clients, the Lathams, will come up with a plan and bring it before the Planning Board. The Planning Board and our committee will work together on this. William Ruland - Dick met with Bill Ruland and gave him the appraisal price of $7000.00 per acre for approximately 64.25 acres. Today, we received a letter from Mr. Ruland, who is ready to proceed with this offer. A motion was made by Jim Pim and seconded by Michael Croteau to recommend to the Town Board that the Town purchase these development rights. All were in favor. Dick is meeting with Mr. Ruland on December 3rd to go over the details. On October 28th Dick attended a meeting of the Suffolk county Farm Select Committee, where he learned some of the workings of that committee. On October 30th Dick met with the Chairman of the Transportation Committee about their designs and plans for bikeways and pathways, some of which will cross over Town owned and County owned develop- ment rights. Dick suggested they try to get permission from the County first and then with the Town. Dick met with Ray Blum of Peconic Bay Vineyards. The appraisal price was $7800.00 per acre for approximately 23 acres. A motion was made by Michael Croteau and seconded by Jim Pim to recommend to the Town Board the purchase of the development rights on this property. All were in favor. Dick and Tim Caufield met with the Youngs in Orient. The appraisal of this property came in at $4375.00 per acre. It came in Iow because of the 5 acre zoning. There are some variables that could possibly change this. Mrs. Young is clearly interested in working with the Town. It is a key parcel in Orient. Tim would like to go back to both Dave Wimpelberg and Andy Stype with some new information. Today, Dick met with Stewart Lowery of the Nature Conservancy re: the Arshamomaque wetlands. They are seeking a half million dollars from the State, a quarter million from the County and a quarter million from the new bond act. Stewart Lowery is putting together a package and will present it to the Town Board. Old Business Pugliese Property - the contract will be finalized and then closing will take place. Woodhull Property - Awaiting the survey of the property. Fiore Property - It looks like it will close before the end of the year. The Town signed off on an indemnification. Tim Caufield is working with Laury on the contract. Aliperti Property - This was sold to Little Bear, who will probably put it in grapes. Brown Property - This property was sold to Ms. Sorrells. Dick sent a letter to the owners but has never heard back from them. He will contact them again. Van Nostrand Property - An offer was put together with some com- munity members. It is going very slowly. Ruth said the people in Orient would like to keep it undeveloped. Dick will write another letter to Mr. Van Nostrand. Ackerman Property - Dick hasn't heard back from Mr. Ackerman since his phone conversation with him. Raphael Vineyards - Dick is meeting with Gail Wickham tomorrow. This came in at $7700.00 per acre for approximately 50 acres. -3- McKenzie Application - the letters from Mr. Lark and Mr. McKenzie- were more or less sour grapes. The nextmeeting of the Land Preservation Committee is scheduled for Monday, December 15, 1997 at 7:30 p.m. With no further business to be discussed, the meeting was adjourned at 9:25 p.m. Respectfully submitted r.y Wilkins
