All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and

! being in the Incorporated Village of Greenport, Town of Southold, County
of Suffolk and State of New York, known and designated as Lots 54,
55 and 56 on a certain map entitled, "Map of Sterling Manor, Greenport,
L.1., Property of John A. Monsell" and filed in the Office of the
Clerk of the County of Suffolk on June 18, 1873 as Map No. 53, said
lots, when taken together are more particularly bounded and described
as follows:
BEGINNING at the corner formed by the intersection of the northerly
side of Monsell Place with the easterly side of Atlantic Avenue, and
from said point of beginning;
RUNNING THENCE North 17 degrees 33 minutes 00 seconds West along the
easterly side of Atlantic Avenue 113.53 feet;
RUNNING THENCE North 73 degrees 42 minutes 20 seconds East 143.60
feet;
RUNNING THENCE South 21 degrees 55 minutes 10 seconds East 110.68
feet to the northerly side of Monsell Place;
RUNNING THENCE South 72 degrees 26 minutes 20 seconds West along the
northerly side of Monsell Place 152.00 feet to the corner, the point
or place of BEGINNING.
Being the same premises described in a certain deed made to the
party of the first part by Raymond Bishop and Lillian Bishop,
dated 4/13/57 and recorded 4/16/57 in Liber 4287 Page 442, in
the Office of the Clerk of Suffolk County.
There has been executed and delivered to the grantors herein and in-
tended to be recorded, a purchase money mortgage in the sum of $135,000.
made by the grantees as part of the consideration for the purchase price.
Together with all right, title and interest. if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estata and
rights ofthe party of the first part in and to said premises; To Have And To Hold the premises herein granted unto the
party of the second part, the heirs or successors and assigns olthe party ofthe second part forever.
And the party of the first part covenants thatthe party ofthe first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants thatthe party olthe first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first forthe purpose of paying the cost ofthe improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
