Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, tile heirs or successors
and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and

New York, designated as Lot No. 88 on a certain map entitled" Map of Eastern
Shores at Greenport, section Two", filed in the office of the Clerk of Suffolk
County on August 10, 1965 as Map No. 4426, and more particularly bounded
and described as follows:

Beginning at a point distant 135 feet on a course N. 20. 57' 50" W. from the
intersection formed by the easterly side of Westwood Lane with the northerly
side_ of Homestead Lane, and from said point of beginning running thence N.
20. 57' 50" W. along the"easterly side of Westwood Lane 135 feet; thence N.
69. 02' 10" E. 150 feet; thence S. 20. 57' 50" E. 135 feet; thence S. 69. 02'
10" W. 150 feet to the point orplace of beginning.
Together with beach rights and access thereto as described in grant made by
H. J. S. Land & Development Corp. .olnd J. M. S. Land & Development Corp. to
Eastern Shores, Inc. dated the 17th day of March 1965 and recorded in the
Suffolk County Clerk's office on March 19, 1965 in Liber 5716 at page 16.

Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and' to said premises; To Have And To Hold the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of the second part forever.
And the party olthe first part covenants thatthe party olthe first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
And the party of the first part, in compliance with Section 13 olthe Lien Law, covenants that the party olthe first part
will receive the consideration for this conveyance and will hold the rightto receive such consideration as a trustfund
to be applied first for the purpose of paying the cost of the improvement and will apply the same firstto the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
In Witness Whereof, the party olthe first part has duly executed this deed the day and yearfirst above written.
