Drive, Kingwood, Texas 77345, as TRUSTEES
party of the second part,
WlrNE$$ETH, that the party of the first pan, in consideration ofTen Dollars and No Cents ($10.00), lawful
money of the United States, paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of thc second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Ma~tituek. Town of Southold, County of Suffolk and S~ate of New York, known and
designated as the Northwesterly one-half of Lot No. 9 on certain map entitled "Map of Marratooka Park, dated Mary,
1910, revised December, 1913," and fi led in th e Office of th e Clerk of the County of Suffolk on May 7"', 1914 as Map
No. 19, said part of lot being more particularly bounded and described according to said map as follows:
BEGINNING at a point on the northeasterly side of Bungalow Lane, where the same is intersected by the
division line between Lots 8 and 9 on said map; and from said point of beginning; running thence along said division
line, North 49 degrees 15 minutes 00 seconds East 300.00 feet to the ordinary high water mark of Deep Hole Creek
(Gardiners Creek); running thence along the ordinary high water mark of Deep Hole Creek on a tie line bearing South
28 degrees 08 minutes East a distance of 47.09 feet to the land now or formerly of Smith Est.; running thence along
said land, South 49 degrees 15 minutes 00 seconds West 270.00 feet to the northeasterly side of Bungalow Lane;
running thence along the nonheusterly side of Bungatow Lane, North 63 degrees 59 minutes West 50.00 feet to the
point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to .~UNE LUNN DUFFNER, from
FREDERICK F. DUFFNER and JUNE LLrNN DUFFNER, his wife, by deed dated October 7t~, 1985 and recorded
in the Suffotk County Clerk's Office on December 6, 1955 in Libor 9930 at Page 376.
SAID premises being known as and by 915 Bungalow Lane, Mattituck, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second pan, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the puny of
the first pan will receive the consideration for this conveyance a~d will hold the right to reaeive such consideration
as a trust fund to be applied first for tho purpose of paying the cost of the improvement and will apply the same first
to the payment of thc cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenlure so requires.
