New York 11935, hereinafter called the "Grantof',
party of the first part, and
JANET DORAN and PETER DORAN, as Trustees of the JANET DORAN LIVING TRUST
dated April 1,2011, with official address at 23690 Merano Court, ~t201, Bonita Springs,
Flodda 34134, hereinafter caIled the "Grantee",

WITNESSETH, that the party oftfle first part, in consideration of ten --,co/loc dollars

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, at Nassau Point and Little Hog Neck, County of
Suffolk and State of New York, known and designated as Lot No. 75 on Map entitled
"Amended Map of Nassau Point, owned by Nassau Point Club Properties Inc., situate in
the Town of Southold, Long Island, New York" surveyed June 28, 1922 by Otto W. Van
Tuyl, C.E. & S., Greenport, New York and filed in the Office of the Clerk of the County of
Suffolk on August 16, 1922 as Map No. 156, which said lot is bounded and described as
follows:
BEGINNING at a concrete monument set in the easterly line of Nassau Point Road atthe
division line between lots 75 and 76 on said map;
RUNNING THENCE Northerly along the easterly line of Nassau Point road on the arc of a
curve to the dght, the chord which beams North 8 degrees 19 minutes 30 seconds East
106.14 feet to a concrete monument set on the division line between Lots 74 and 75 on
said map;
RUNNING THENCE North 78 degrees 42 minutes 10 seconds East along said last
mentioned division line and passing through 3 concrete monuments, 501.11 feet to the
ordinary high water mark of Little Peconic Bay;
RUNNING THENCE South 6 degrees 53 minutes 3g seconds East along said ordinary
high water mark 100.27 feet to the division line between Lots 75 and 76 on said map;
RUNNING THENCE South 78 degrees 42 minutes 10 seconds West along the last
mentioned division line and passing through 2 concrete monuments 529.05 to Nassau
Point Road to the point or place of BEGINNING.
Said premises being known as and by the street address 9575 Nassau Point Road,
Cutchogue, NY.
Being the same premises described In the deed to the party of the first part herein by deed
dated 08/28/2000 and recorded in the office of the Suffolk County Clerk on 09/11/2000 in
liber 12069 page 703.
TOGETHER with all right, title and interest, if any, of the party oft.he first pan in and to any streets and marls
