being at Nassau Point or Little HOg Neck, in the Town of
Southold, Suffolk County, New York, known and designated as
"Fisherman's Beach" Lot 2 and Lot 3 as shown on a certain map
entitled ~Subdivision Map, Peconic Bay Properties, Inc., surveyed
February 6, 1931. by Otto W. Van Tuyl, Surveyor" filed in the
Suffolk County Clerk's Office on April 15, 1931 as Map No. 786 of
Maps. Said Lots 2 and 3 together are more particularly bounded
and described as follows:
BEGINNING at a point on the south side of Haywaters Road North 87
degrees 30 minutes 00 seconds West a distance of 65 feet from a
concrete monument set at the intersection of the southerly side
of ~aywaters Road with the westerly side of Landing Road;
RUNNING THENCE from said point or place of beginning the
following two (2) courses a distance along the south side of
Haywaters Road:
1. North 65 degrees 15 minutes 00 seconds West 65 feet to the
division line between lots 2 and 3;
2. North 54 degrees 50 minutes 10 seconds West 65 feet to a
point and the division line between lots 3 and 4;
RUNNING THENC~ South 14 degrees 24 minutes 40 seconds West along
the division line between lots 3 and 4 as shown on said map
275.81 feet to the high water line of Cutchogue Harbor;
THENCE along the high water line of Cutchogue Harbor the
following two (2) courses and distances:

Said lot is more particularly bounded and described as follows:
BEGINNING at an iron pipe on the northerly line of Haywaters Road
at the southwesterly corner of Lot 32;
RUNNING THENCE North 35 degrees 09 minutes 50 seconds East along
the division line between Lots 31 and 32 as shown on said map
69.82 feet to the high water line of Haywaters Cove;
RUNNING THENCE along the high water line of Haywaters Cove as
measured along a tie line course of South 85 degrees 19 minutes
17 seconds East a distance of 43.98 feet;
RUNNING THENCE South 33 degrees 14 minutes 20 seconds West
through Lot 32 a distance of 92,19 feet to an iron pipe set at
the northerly side of Haywaters Road;
RUNNING THENCE North 54 degrees 50 minutes 10 seconds west a
distance of 41 feet to the point or place of beginning.
