WITNESSETH, that the party of the first part, in consider'~ion of Two Hundred Fitty Thousand Dollars ($2513,0001
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever, his undivided one-sL.'cth (1/6) interest in and to
ALL that certain plot, piece or parcel of land, w[Ih the buildings and improvements thereon erected, situate, Iying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the party of the first port's undivided one-sixth (II6) interest in and to the same
premises conveyed to the party of the first part, the party of the second part, Jean K. Cook and Lucy K. Haus, by
deed, dated July tl, 2011 and intended to be recorded in the Office of the Suffolk County Clerk immediately prior
to the recording of this deed.
TOGETHER with all dght, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;, TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said promises; TO HAVE AND TO H OLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except es aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part witl receive the consideration for this conveyance and will ham the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same f~rst to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "par~ shall be construed as if it read 'parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, being a part of that portion of Fishers Island (which portion is
sometimes referred to as the "Park") lying easterly of the following line, namely:
BEGINNING atthe southeasterly corner of land owned by the United States, known as the
Fort H.G. Wright Military Reservation, Mount Prospect Tract, on the shore of Block Island
Sound or the Atlanlic Ocean and running thence northerly following the East boundary of
the said land of the United Slates to the southerly line of East End Road (sometimes called
Oriental Avenue) and which point is the northeasterly corner of land of the United States,
thence crossing the East End Road and following the same course as the last to the shore
of West Harbor or Fishers Island Sound, said plot, piece or parcel of land being more
particularly bounded and described as folfows:
BEGINNING at a stone monument set on the northerly side of a road 40 feet wide, said
monument being 1178.39 feet East of a point which is 525.59 feet North of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "NIN" (which
said 'NIN" monument is located near the western end of a ridge overlooking the south
shore of Fishers Island and on the highest point between Chocomount and Mount
Prospect and lies South 45 degrees 17 minutes 26 seconds East of North Dumpling Light
in Fishers Island Sound); and
RUNNING THENCE North 12' 12' 30" West, 48.00 feet;
THENCE North 19' 31' 30" East, 57.11 feet;
THENCE North 36' 27' 30" West, 72.4 feet to a stake;
THENCE North 34° 52' 30" East, 110.90 feet to a stake marking a point of curve to the
right having a radius of 99.82 feet and the direction of whose radius at that point is South
55' 07' 30" East;
THENCE northeastwardly (and followir~g the arc of said curve), 92.71 feet to a stake;
THENCE North 88' 05' 20" East, 273.22 feet to a stake set on the northerly side of said
road;
THENCE along the northerly side of said road South 18" 50' 50" West, 164.35 feet to a
stake marking a point of curve to the right having a radius of 2.61.18 feet and the direction
of whose radius at that point is North 71° 09' 10' West;
THENCE southwestwardly still along the northerly side of said road (and following the arc
of said curve), 109.82 feet to a stake;
THENCE southwestwardly still along the northerly side of said road (and following the arc
of a curve to the right having a radius of 151.15 feet and the direction of whose radius at
that point is North 47' 03' 40" West), 142.91 feet to a stake;
THENCE still along the northerly side of said road North 82° 53' 20" West, 49.90 feet to
a stake marking a point of curve to the left having a radius of 191.09 feet and the direction
of whose radius at that point is South 07° 06' 40" West;
THENCE westwardly still along the northerly side of said road (and following the arc of
said curve), 94.46 feet to the point or place of BEGINNING.
TOGETHER WITH the following described triangular parcel which is adjacent to and shall
constitul;e a part of the above desm'ibed homesite:
BEGINNING at a stone monument set on the northerly side of a road 40 feet wide, said
