WTTNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuab;e consideralion paid
by the party of the second part, does hereby ramise, release and quitclaim unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever, all of her right, title and interest, if any, in
and to
ALL that certain plol, piece or parcel of land, with the buildings and improvements thereon erected, situate, 1~ing
and being at Fishers island, Town of Southoid, Counly of Suffolk and State of New York, being more particularly
bounded and described as set forth on Schedule A hereto.
The party of the first part is the owner of premises adjoining the premises described on Schedule A hereto on the
west, said adjoining premises being more particularly described in the deed thereto to t~e party of lhe first part
recorded in the Office of the Suffolk County Clerk on March 21,2007 in Liber 12497 page 249 and said adjoining
premises bearing the current Suffoltc County Tax Map Nos. I000-007.00-04.00-O09.000 & 010.000. By executing
thie instrument, the party of the first part conse,qts to ils recording in the Office of the Suffolk County Clerk and
acknowledges that, by the execution and delivery of this Instrument, she is releasing, for herself and for her
succeseors and assigns forever, any and all rights she or said sucGeesors and assigns may have to the parcel
described on Schedule A hereto, for access to and from said adjoining parcel or for the installation end
maintenance of utility services to the same, by reason of her or their ownership of said adjoining parcel.
TOGE.T, HER with all right, title and interest, if any, of, the party of the first part in and to any streets and roads
abutting-the above described premises to.the center lines thereof; TOGETHER with the appudenances and all

part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose. The
word "party" ehall be construed as if it mad "parties" whenever the sense of this indenture so requires.

A certain tract or parcel of land located at Fishers Island in the Town of Southold, County
of Suffolk, State of New York, being bounded and described as follows:
BEGINNING at a point in the southwesterly line of a private road, said point being located
1119.95 feet West of a point which is t823.88 feet North of a monument marking the
United State Coast and Geodetic Survey Triangulation Station NIN, said point also being
at a point of a curve to the right having a radius of 88,85 feet and the direction of whose
radius at that point is North 75* 19' 12" West; and
RUNNING THENCE southwesterly following the arc of said curve, 53.26 feet to a point;
THENCE South 49' 01' 20" West, 205.55 feet to a point of curve to the point of curve to
the right having a radius of 37.76 feet and the direction of whose radius at that point is
