A regular meeting of-the Southold Tow~Pl~nnimg Board was

held at 7.30 P.~i., ~onday,
Nain Road, Southold, New York.

Beard in response to the Plaz~.~g Board'~ le~er of Deeember
lC, 1971 reg~rding the condition of the roads in Cleaves ?oin$,
Section III. The Ohairm~n read this letter whieh stated that
the reads i~ this subdivision were net up to specifications
for which they were bonded, ~ud also informed the~ that this

subdivision was not included on the list of approved subdivisions
set forth ~-~' the amended Zoning Ordinance by the Tow~ Beard. The
Ohai~ stated that the Pl~ing Board has ~o authority to eom-
promise at~ all. The Zoning 0rd~ce, as amended by the Southold
Town Board, now states 40,000 sq. f+J. of area per lot.- The Chairman
stated that this case is further compromised by the fact that the
bond is in default. Mr. K~plan said that he pointed Out, in his
response to our letter, ~at the County Health Dept. had g~anted
them an extension and that the County Planning Commission stated
~hat they have no jurisdiction. The Chairm~n infO--ed him tha~,
regardless of the Oounty's approval, tb~s is not a~ mpproved
subdivision as f~r as the Town of Southold is concerned. ~r.
Kaplan stated tha~ the first official notice that t~ey ever re-
oeiyed advisiwg them that there was any default was £rom ~r. Tasker~
and Nr. Tasker did not state what the default was. ~ir. Kaolan
stated that he feels that he ~as acted in good faith in th~s m~tter
and that he would like to prove this to the Planning Board. Nr.
~aplam read the letter which he received from ~r. Tamker dated
October 16, 1970 and his response to M~. Tasker da%e~ October 19,
I970. In ~. Eaplan's letter he inquired what his d~fault was,
however, Nr. Kaplan said that he never received ~n answer to this
letter. He sai~ that he spoke with ~r. Tasker once after this a~d
Nr.-Tasker~informed him that the matter haan'been referred to the
Highway Committee of the Town Board ~d that they would contact
him° ~r. Eaplan said that the Highway Oow~ittee nor any other
member of the Tow~ Board ever contacted him. Nr. Kapl~ said that
he could not get a response a~ to wh~t highway specifications had
to be complied with. M~r. Wickham stated that he was presented with
a copy of the highway speoifieations at the time of the public
hearing. ~r. Kaplan stated that he does not remember ever receiving
a coPY ef the highway specifications. Mr. Kaplan presented the
Pl~ng Board with a copy of the inspection engineer's report
(Chas. Abrahams) ~a~e~ September 7, 1970~ which he said referred
~o the wrong roa~s in this subdivision. Upon Inspecting this
~eport~ the Planning Bo~rd found that the report was concerned with
iggins La~e ~d D~wn Drive, although reference was made to ~aple
Lane ~d ~Snug H~rbor Road. Henry Ray~or questioned wha~ percent
~f lots were to the enactment of the Zonimg Ordinance.
Nr. a total of 7 lots were sold prior to ~he
e~ctme~t Zoning Ordinance Amendments. The Chairms~ read
him of ~arles-Abrm~ams report, ~d he said that he, never received
a reply to this letter from N'~. Corazzini. ~o. E~P~ explained
that this isthe first opportunity he has had to m~ With the
Tow~ of Sout~old on this matter. He said tha~ tJ~is is a relatively
smelt and i~expensive matter and that he ~s willingto cO~ly, all
he wa~ts is a list of the requirements which mustache co, lied vrith.
~r. Kapl~u said that he was advised many ~imes that he was in
default, but he could never find out what had to be corrected.
Henry Raynor questioned what the requirement is for shoulders ~d
turn-arounds in the 1965 specifications. The 1965 specifications

Tow~~ Board the~ original petition of William B. Conway, Horton's
Dane, So~thold, New York, relative to cha~ge of zone from ~A"
Residential and Agricultural District to~'"B-1" Business District
on certain property situated a~ Southold, together with ~he in-
structions to prepare a~ o~fioial report def~wing the conditions
contained therein.
This property is situated mt Southold, i~ ~he Town of
Ssuthold, County of Suffolk, New York, and more~p~c~ly
bounded and described as follows:
North by Middle Road (County Road 27) about 900 fee~;

On motion by Mr. Grebe, seconded by l~r. Coyle, it was
RESO~ that the Southeld Town Ptzr~uing Board favorably
recommend to the Sou~hold Tow~ Board the chugs of zone from
"A~' Residential and Agrioul~t District to "0-1" General
I~dustrial District on the above described property.
This proper~y~ is completely surrounded by the "O-t" General
I~dustrial District en the south sd west. This change of zone
would include this property within the s~.~e zoning classification,
thereby completing the "O-l" General Industrial zoning on the
bloe~.

The Pta~ing Boa~d informally discussed ~the proposed change
of zone application of Dei~e Greens, Inc., for ch~uge of zone
from "A~' Residential ~nd A~icul~ara! District to "B" Light Business
Distriet~n proper~y located at west side of Griffing Street,
Cutchogue, New York. It was~noted ~ha~ Stanley Sledjesk~ h~s an
interest in this corporation and that no disclosure statement
was contained in the file, being that he is a member of ~he
Southetd Town Housing Beard of Appeals. There was ~some discussion
as to whether or not he has resigned from his position on the
Housing Board. Howard Terry said that Stanley Stedjeakihas ~ub--
mitred his resignatiem~ to the Town Bo~rd but he is not sure that
it has been ~ecepted as of this ~ime. This matter to be further
discussed later in the evening when Richard Lark, Attorney ~/o
Leisure Greens, Inc. is present.

Dominic.Aurichio, Attorney appeared before the
Board in regard to the subdivision "Pete's Bight", located
at Orient, N.Y. The Plaguing Board informed ~r. Aur~hhio
that no word has been received from t~ Suffolk OountyPl~un~g
Commission. ~. Auriohio said that he is waiting to receive
the description so tha~ he can resolve the deedsto this prope~y.
~'Ir. Auri~nio requested that he be mo~ified when a determinatiom
is received from the Pla~g Commission.
On motion by,Lt. Raynor, sesonded by i~r. Eoisa, it was
~SOLVED that the Southold ~ownPlanning Board authorize
Lawrence T~hill to prepare estimates for performance bomds
for the cOnstruction of ro~ds ~md completion of other necessary
work in the following subdivisions:

Lawrence. Tu~ll appeared before the ~la~img Board

Southold. The Town Board has requested an estimate of how

Diseussion was held on the mmount of work ~o be done on this
m~tter ~d several ~ig~res were suEgested for the cost of the
study. Ir'was agreed ~hat I~rry Tuthill give us a~ estimate
for his proposed work and we will i~ tur~presen~ it to the
Town Board.

RESOLVED that T~e Southo!d Town Planning Board authorize
Lawrence Tuthili to prepare ~ projected proposal for a s~ady
of shoreli~e~ erosion in the Town of Southold, proposal to be
submitted to the Plaz~i~g Board for their presentation to the
Town Board.

of zone is grs~ted. The Planning Beard requested that the
feregoi~ug statements be put on record, After the Plan~ing
Board submits their recommendation, this change of zone must
thenbe referred ~o the Suffolk County Planning Commission
for their deter~ua~ien. A performs~ce bond will be require~
for the p~oposed road. t~ere wms some deseretion about the
topography of this-property. The Pl~uning BOard appointed
Henry Raynor and He~yMoisa to ~ke a physical inspection

~ud Henry Noisa be appointed ?o m~ke a physical inspection
of this prooerty and submit a sta~emen~ on the topograph~
at the next-Planning Board meeting to be held on April-l~h.
