party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land situate, lying and being in the unincorporated are known as New Suffolk, Town
of Southold, Suffolk County, New York, bounded and described set forth on Schedule A attached hereto:
AND WITNESSETH THAT PETER P. WICKHAM and LOUISE V. WICKHAM two of the party of the first part in
consideration paid by the party ofthe second part do hereby release to the party of the second part all rights in and to the use
ofa certain "dirt road" presently traversing in an arc northeasterly from the northwest corner of their property onto the south
east portion of the premises herein described and do hereby agree that entrance to the "dirt road" may be closed off
permanently by the party of the second part.
THIS CONVEYANCE IS SUBJECT TO A CERTAIN" DEED OF CONSERVATION EASEMENT", affecting the premises

617 and by deed dated 9/3/96, recorded 10/8/96 in Liber 11796, page 228.
SAID premises has a mailing address of5115 New Suffolk Road, Town of South old, Suffolk County, NY
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party ofthe first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust to be applied first
for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the
Unincorporated area known as New Suffolk, Town of Southold, Suffolk County, .
New York, bounded and described as follows:
BEGINNING at the southwest corner of the premises described herein at a
monument at the Intersection of the northerly side of Old Harbor Road with the
easterly side of New Suffolk Road; from said point of beginning running along
the easterly side of New Suffolk Road the following three (3) courses and
distances:
1) North 5 degrees 26 minutes East 282.71 feet;
2) North 13 degrees 30 minutes 40 seconds East 397.90 feet to a monument;
3) North 3 degrees 58 minutes 50 seconds East 50.27 feet to land of Suesser;
