BEGINNING at a concrete monument set at the northeast corner of the
herein described parcel. Said point or place of beginning also
being the intersection of the southerly side of Jackson Street
with the westerly side of land now or formerly of James G. Dill.
THENCE southerly along lands now or formerly of James G. Dill
South 060 12' 50" West, 281.19 feet to lands now or formerly of
James G. Dill, Jr.
THENCE westerly along lands of James G. Dill, Jr. and lands now or
formerly of Jonathan Caldwell Dill, North 830 43' 10" West, 173.20
feet to lands now or formerly of Adelaide Fenton.
THENCE northerly along land of Adelaide Fenton North 060 16' 50"
East, 320.00 feet to the southerly side of Jackson Street.
THENCE easterly along the southerly side of Jackson Street, South
710 04' 00" East 177.18 feet to the concrete monument at the point
or place of beginning.
Containing within said bounds 1.194 acres. Together with an
easement and Right of Way 10 feet wide for access to the Great
Peconic Bay, as described in Deed Liber 8143 Page 325.
Subject to a 20 foot wide access easement and Right of Way over
the westerly 20 feet of the above described property as described
in Deed Liber 8143 Page 325.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of rhe first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of

eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of whe cost of the improvement before using any part of fhe total of the same for
any other. purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
