Jackson Street at the northwesterly corner of the premises herein
described and the northeasterly corner of lands formerly of
Elizabeth MCKnight Dill;
RUNNING thence South 710 04' 00. East along the southerly line of
Jackson Street 108.45 feet to a granite monument; thence South 730
39' East still along the southerly side of Jackson Street 71.17
feet more or less to the northeasterly corner of lands conveyed
by James G. Dill to Corrinne A. Gerhold by deed recorded June 9,
1966 in the office of the Suffolk County Clerk in Liber 5971
cpo 100; running thence South 160 21' 00" West along lands now
or formerly of Gerhold 248.87 feet to lands now of James G. Dill,
Jr.; running thence North 830 43' 10" West along lands conveyed
by James G. Dill to James G. Dill, Jr. by deed recorded in the
Suffolk County Clerk's Office in Liber 8144 cpo 107 on November 19,
1976, 155.25 feet to lands formerly of Elizabeth McKnight Dill;
running thence North 60 12' 50" East along lands formerly of
Elizabeth McKnight Dill 281.19 feet more or less to the place of
BEGINNING.
TOGETHER with an easement and right of way ten (10) feet in width
for access to and from Great peconic Bay as reserved and described
in the aforesaid deed from James G. Dill to James Gorman Dill, Jr.,
recorded in the Suffolk County Clerk's Office in Liber 8144 cpo 107.
BEING AND INTENDED to be the premises conveyed to James Gorman
Dill,. Jr. and others by deed recorded in the Suffolk County Clerk's
Office in Liber 11860 cpo 341.
TOGETHER with. all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that Ihe party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid.
