11956, as surviving tenant by the entirety, Ann Grathwohl, his wife, deceased,
Suffolk County, date of death 04/14/00, Suffolk County Surrogate's Court
Probate Number, 1004 P 2000, Norman Grathwohl a/k/a Norman A. Grathwohl,
party of the first part, and Jeffrey C. Grathwohl, residing at 193 Arrowhead Avenue, Riverhead, New York
11901, and Todd W. Grathwohl, residing at 189 Old Farm Road, Riverhead, New York 11901, joint
tenancy with rights of survivorship,

party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the SEE SCHEDULE "A" ATTACHED HERETO
Subject to a Life Estate in the party of the first part in consideration for which the party of the first part agrees to
keep, maintain and repair the premises and pay all costs associated therewith, including, but not limited to
payment of existing mortgage, real property taxes and assessments, and property insurance. Grantor, during his
life further reserves the right and power to alter the beneficial interests of the remainderman by further deed duly
acknowledged and recorded prior to the death of the Grantor.
BEING and intended to be the same premises conveyed to the party of the first part herein by deed dated May
II, 1979, and recorded in the Office of the Clerk of Suffolk County on May 18, 1979, in Liber 8626, page 324.
PREMISES also known as 295 Oak Road, New Suffolk, New York 11956.
ALSO, BEING and intended to be the same premises conveyed to Norman A. Grathwohl
and Ann Grathwohl, his wife, deceased, Suffolk County on 04/14/00, Suffolk County
Surrogate's Court Probate Number 1004 P 2000, by deed from Norman A. Grathwohl,
dated November 30, 1995, and recorded in the Office of the Clerk of the County of
Suffolk on March 25, 1996, in Liber 11767, page 224,
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HA VB AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

Suffolk, in the Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at the southeasterly corner of the premises herein
described., at an iron pipe located on the northerly line of Oak
Road, and being distant as measured along the northerly line of Oak
Road 297.26 feet on a course North 730 21' West from a concrete
monument set at the intersection of the northerly line of Oak Road
and the westerly line of New Suffolk Lane; running thence along the
northerly line of Oak Road North 730 21' West 75.0 feet to an iron
pipe; running thence North 160 39' East 150 feet to an iron pipe;
running thence South 730 21' East 75.0 feet to an iron pipe;
running thence South 160 39' West 150.0 feet to the north side of
Oak Road at the point of place of beginning.
