p by BARGAIN AND SALE DEED
THIS INDENTURE, made as of January 8, 1999, among Dunewood Truglia and
Ileen Parker Truglia, each having an address at 2 Short Rd., Cutchogue, NY 11935 (collectively
hereinafter referred to as "Grantors"), and Daniel Petrie and Kimberly Petrie his wife, each having
an address at 723 North Orange Ave., Fallbrook, CA 92028 (collectively hereinafter referred to as
"Grantees").
WITNESSETH, that Grantors, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which is hereby acknowledged, do hereby grant and
release unto Grantees and the heirs, executors, administrators, legal representatives, successors
and assigns of Grantees forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Hamlet of New Suffolk, the County of Suffolk and the State of
New York, being more particularly described in Exhibit A attached hereto and made a part hereof,
TOGETHER with all right, title and interest, if any, of Grantors in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantors in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantees and the
heirs, executors, administrators, legal representatives, successors and assigns of Grantees forever.
Grantors are the owners of said premises. Said premises is not located in an
agricultural district.
Grantors, in compliance with Section 13 of the Lien Law, covenant that Grantors
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement before using any part of the total of the same for any other purpose.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, Hamlet of New Suffolk, County of Suffolk, and
State of New York, bounded and described as follows:
BEGINNING at a point on the westerly side of First Street, (in the Hamlet of New Suffolk), at
the southeast corner of the herein described premises where the same is intersected by the
northerly side of land now or formerly of Fisher; said point also being distant 50 feet northerly as
measured along the westerly side of First Street from the corner formed by the intersection of the
northerly side of Main Street/with the westerly side of First Street;
(a/k/a New Suffolk Avenue)
RUNNING THENCE from said point of beginning along land now or formerly of Fisher North
85°2700" West 75 feet to land now or formerly of Zamphiroff;
RUNNING THENCE along said land and along land now or formerly of Kinczel North 50 08' 00"
East 68.88 feet to land now or formerly of Majewski;
RUNNING THENCE along said land South 85° 31' 30" East 75 feet tot he westerly side of First
Street;
RUNNING THENCE along the westerly side of First Street South 5° 08' 00" West 68.98 feet to
the point or place of BEGINNING.
Being and intended to be the same premises conveyed to Sellers by deed dated 6/19/85 recorded
7/22/85 in Liber 9835, Page 563 in the office of the clerk of Suffolk County and having Tax Map
