BEEBE, residing at 103 Waffle Street, Kendall, Wisconsin 54638 party of the second part, WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's Court, Suffolk County, New York, on August 26, 1998 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of Estate Distribution dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, at New Suffolk, County of Suffolk, State of New York, bounded and described as follows: BEGINNING at a monument at the southeasterly corner of land now or formerly of Elsie Grathwohl, ajoining land now of formerly of Nidds 292.62 feet southerly along the easterly boundary of said land now or formerly of Grathwohl from the southerly line of George's Road; from said point of beginning running along said land now or formerly of Nidds and along land of White South 40 59' West 110.22 feet to a monument; thence along land of Mallory and land of Tonacci North 830 17' 40" West 215.95 feet to a monument; thence along said land now or formerly of Grathwohl the following two (2) courses and distances: 1. North 150 36' 30" East 109.79 feet; 2. South 830 47' 20" East 195.58 feet to the point or place of BEGINNING. TOGETHER with a right of way ten (10) feet in width over said land now or formerly of Nidds, the northerly line of which begins at the northeasterly corner of the premises and runs South 820 06' East 148 feet, more or less to New Suffolk Lane, and the southerly line of which is the boundary between said land now or formerly of Nidds and said land of White. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees or successors and assigns of the party of the second part forever.
