THIS INDENTURE, made this day of August, nineteen hundred and ninety-eight

WITNESSETH;that the parry of the first part, in consideration of ten dollars and other valuable consideration paid by the
party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being
in the Town of Southold, at New Suffolk, County of Suffolk and State of New York, being bounded and described as
follows:
BEGINNING at a point on the easterly side of Second Street, 95.80 feet northerly from the corner formed by the
intersection of the said easterly line of Second Street with the northerly side of Main Street said point being the
southwesterly corner of the parcel herein described and also being the northwesterly comer of land of Zamphiroff;
THENCE from said point of beginning, along the said easterly line of Second Street, north 5 degrees 18 minutes 10
seconds east, 107.52 feet to land of King/Harder-Karg;
THENCE along said land of King/Harder-Karg and Avent, south 85 degrees 23 minutes 00 seconds east, 127.80 feet to
land now or formerly of Harkoff;
THENCE along said land of Harkoff and land of Truglia, south 5 degrees 08 minutes 00 seconds west, 106.57 feet to land
of Zamphiroff;
THENCE along said last mentioned lands, north 85 degrees 48 minutes 20 seconds west, 128.13 feet to the easterly line
of Second Street, at the point or place of BEGINNING.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
