WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part; the heirs or successors and

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

State of New York, bounded and described as follows:
BEGINNING at the intersection of the Westerly side of New Suffolk Road with the
Northerly side of George's Road;
FROM said point of beginning, along said Northerly side of George's Road (1) North
81° 37' 40" West 145.23 feet; (2) North 72° 50' 30" West 134.77 feet;
THENCE North 8° 32' 20" East 190.00 feet;
THENCE South 75° 14' 00" East 275.33 feet to the Westerly side of New Suffolk Road;
THENCE along said Westerly side of New Suffolk Road, South 70 2' 20" West 180.00 feet
to the point or place of BEGINNING.
BEING Lot X12 of a Minor Subdivision for Elsie Grathwohl, approved by the Town of
Southold Planning Board on May 31, 1971.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
Deed dated July 16, 1992 and recorded in the Office of the Clerk of the County of
Suffolk on August 4, 1992 in Liber 11513 of Deeds at page 118.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
