THIS INDENTURE, madiVi'the day of June nineteen hundred and ninety-nine
BETWEEN . STEPHEN J. PESSINIS and DIANE M. PESSINIS, his wife, both residing at

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of laod, situate, lying and being in the Town
of Southold, Suffolk county, Now York, and known and designated as clots Woo. 31, 32
and 33 in Block "D" as shown on a certain map entitled, "Hap of Heydon shores", and
filed in the office of the Clerk of the County of Suffolk on July let, 1931 as Nap
No. 631; said lots when taken together are bounded and described as follows:
BEGINNING at a concrete monument on the easterly side of oak Drive distant southerly
903.60 feet as measured along the easterly side of oak Drive from the extreme
southerly end of the curve which connects the southerly side of West Shore Drive and
the easterly side of oak Drive;
RUNNING THENCE South 69 degrees 48 minutes 40 seconds East, 165.0 feet to a concrete
monument and the westerly side of a private "roadway",
THENCE South 20 degrees 11 minutes 20 seconds West along said private "roadway",
90.0 feet;
THENCE North 69 degrees 48 minutes 40 seconds west, 165.0 feet to the easterly side
of Oak Drive;
THENCE North 20 degrees 11 minutes 20 seconds East along said easterly side of oak
Drive, 90.0 feet to the point or place of BEGINNING.
Said premises being known as and by 520 Oak Drive; Southold, New York 11971.
IEING AND INTENDED to be the same premiges conveyed to the parties of the first
part by deed dated 1/10/97 and recorded 1/16/97 in Liber 11811 Cp 455.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
