lying and being on Fishers Island, Town of Southold, County of Suffolk and State of New

BEGINNING at a monument set on the westerly side of a road forty feet wide, said
monument being situate 3518.23 feet East of a point which is 709.34 feet North of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station
"Chocomount 2" (which said "Chocomount 2" monument is located on the summit of the
highest hill on Fishers Island, New York about 2 1/4 miles West of the easterly end of
Fishers Island and lies South 79 degrees 29 minutes 46 seconds East of North Dumpling
Light in Fishers Island Sound); and
RUNNING THENCE North 20 degrees 47 minutes 40 seconds West, 235.13 feet to a
monument;
THENCE North 11 degrees 31 minutes 10 seconds West and passing through a
monument, 159.62 feet to the shore of Fishers Island Sound:
THENCE the following courses and distances along the shore of Fishers Island Sound:
1. North 71 degrees 06 minutes 00 seconds East, 33.03 feet;
2. North 05 degrees 14 minutes 30 seconds East, 109.46 feet;
3. North 51 degrees 20 minutes 20 seconds East, 25.61 feet;
4. South 38 degrees 34 minutes 50 seconds East, 113.85 feet;
5. South 22 degrees 58 minutes 00 seconds East, 228.08 feet; and
6. South 83 degrees 24 minutes 00 seconds East, 92.64 feet to a point;
