WITNESSETH, that the party of the first part, in consideration of Four Hundred Eighty-Five
Thousand and 00/100--------------______ ($485,000.00) ________________________ dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcei of land, with the buildings and improvements thereon erected, situate,
iying and being-ifTfue- at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on Schedule
A hereto.
BEING AND INTENTED TO BE the same premises conveyed to the party of the first part
under her former name, Noel V. O'Brien, by deed, dated August 31, 1993 and recorded
in the Office of the Suffolk County Clerk on January 10, 1994 in Liber 11659 page
350.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be consirued as if it read "parties.. when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

ALL that certain plot, piece or parcel of land, situate, lying and being at Fishers Island,
Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a monument set on the northwesterly line of a private road, said monument
being located 1121.51 feet North of a point which is 883.47 feet West of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "Chocomount
2", said first-mentioned monument being at a point of curve to the left having a radius of
242.99 feet and the direction of whose radius at that point is South 48 degrees 34 minutes
00 seconds West;
RUNNING THENCE northwestwardly along said roadline and following the arc of said
curve, 67.21 feet to an iron pipe;
THENCE North 13 degrees 46 minutes 00 seconds West, 405.71 feet to a monument;
THENCE South 54 degrees 27 minutes 30 seconds West, 212.26 feet to a monument;
THENCE North 34 degrees 15 minutes 28 seconds West, 147.86 feet to a monument;
THENCE North 00 degrees 07 minutes 05 seconds East, 357.04 feet to the shore of
Fishers Island Sound;
THENCE along said shore line on the following four courses; (1) North 64 degrees 53
minutes 40 seconds East, 14.56 feet; (2) South 77 degrees 45 minutes 00 seconds East,
132.05 feet; (3) North 87 degrees 19 minutes 00 seconds East, 64.07 feet; and (4) South
66 degrees 12 minutes 10 seconds East, 21.92 feet to a point;
THENCE South 13 degrees 46 minutes 00 seconds East, 780.05 feet to a point;
THENCE South 48 degrees 34 minutes 00 seconds West, 12.43 feet to the monument set
at the point or place of BEGINNING.
