WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel ofland, with the buildings and improvements thereon erected, situate, lying
andbeingiK~ at Fishers Island, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as set forth on Schedule
A hereto.

roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
fIrSt to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.

erected, situnte, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, more particularly bounded and described as follows:
BEGINNING at a monument on the southwesterly line of Healhulie Avenue at the dividing
line between the herein described parcel and land of Elizabeth F. Husband; and
RUNNING THENCE along land of Husband South 64 degrees 23 minutes 10 seconds
West 78.59 feet to a point althe dividing line between the herein described parcel and
other lands of the party of the first part about to be conveyed to Judith R. Driscoll and
Dorothy R. Chapman;
THENCE along said other lands about to be conveyed to Driscoli and Chapman the
following four (4) courses and distances:
(1) South 25 degrees 36 minutes 50 seconds East 61.52 feet to an iron pipe:
(2) South 3 degrees 29 minutes 50 seconds East 103.50 to an iron pipe;

50 seconds West 322.00 feet to the monument set at the point or place of BEGINNING.
SUBJECT TO an easemenl and right-of-way for pedeJ;trians and vehicles for the benefit
of and appurtenant to other premises adjoining the above-described premises on the west
over and along the existing driveway on the above-described premises for ingress and
egress to and from Heathuiie Avenue, said other premises having been previously
conveyed to Judith R. Driscoll an" Dorothy R_ Chapman, provided however, that such
easement and right-of-way shall cease and terminate on the first date that the above-
