York, more specifically bounded and described as follows:
BEGINNING at a monument set on the southerly line or side of
Montauk Avenue, said monument being North 2490.58 feet and West
1250.71 feet from the U.S. Coast and Geodetic Survey
Triangulation Station "PROS"; and
RUNNING THENCE from said point of beginning along the southerly
line or side of Montauk Avenue the following two (2) courses and
distances:
(1) South 55 degrees 46 minutes 30 seconds East, 49.05 feet
to a monumenti
(2) South 47 degrees 43 minutes 40 seconds East, 29.7 feet
to a monument;
RUNNING THENCE South 37 degrees 36 minutes 20 seconds West along
lands formerly of Fishers Island Farms, Inc., 80 feet to an iron
pipe;
