Being and intended to be the same premises conveyed by Deed from Fishers Island
Associates to F.I. Village Realty Holding Corp., dated February 23, 1995 and recorde
on Xarch 7, 1995 in the Suffolk County Clerk's Office in Liber 11717, Page 406.
TOGETHER with all right, title and interest, ifany, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose, .
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being on Fishers Island,
Town of Southold, County of Suffolk and State of New York being more particularly
bounded and described as follows:
BEGINNING at a drill hole on the southerly side of West Street located 2642.54 feet North
of a point which is 2525.63 feet West of a monument marking the United States Coast and
Geodetic Survey Triangulation Station "Pros" and;
RUNNING THENCE along said side of West Street, South 820 09' 50" East, 106.33 feet
to a point which is distant 90.67 feet westerly as measured along said side of West Street
from the westerly side of Equestrian Avenue and which point adjoins the westerly boundary
of lands conveyed by Equestrian Avenue Associates to Elizabeth W. Furse and Tamara
J. Watson by deed dated July 11, 1997 in Liber 11841 Page 427;
THENCE along the westerly boundary of said lands conveyed to Furse and Watson South
02007' 04" West, 115.04 feet and South 16049' 24" West, 130.09 feet to lands now or
formerly of Henry L. Ferguson Museum, Inc.;
