its principal office at (no II) East End Road, Drawer F, Fishers Island, New
York 06390,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Three Hundred Eighty Thousand
and 00/100-------------__________ ($380,000.00) -------------------------------<1ollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being In-Ihe at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on
Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part and Annemarie Bussmann (whose last names were spelled "Bussman") by deed,
dated August 27, 1989 and recorded in the Office of the Suffolk County Clerk on
November I, 1990 in Liber 11164 page 130, the said Annemarie Bussmann (whose
last name was spelled "Bussman") having conveyed her interest in such premises
to the party of the first part by deed, dated February 2, 2000 and recorded in
the Office of the Suffolk County Clerk on November 2, 2000 in Liber 12082 page
93.
TOGETHER with all right, tille and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if II read "parties' when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

thereon erected, situate, lying and being at Fishers Island, Town of Southold,
County of Suffolk and State of New York, being more particularly bounded and
described as follows:
BEGINNING at a drill hole in the walk on the northwesterly line of Whistler Avenue,
said drill hole being located 194.37 feet North of a point which is 4630.84 feet West
of a monument marking the U.S. Coast and Geodetic Survey Triangulation Station
"PROS"; and
RUNNING THENCE North 22 degrees 47 minutes 00 seconds West, 260.19 feet
along property now or formerly owned by Martin J. and Mary F. Scott to a point;
THENCE North 62 degrees 21 minutes 00 seconds East, 44.16 feet along property
now or formerly owned by Carol O. Gallagher to a monument;
THENCE South 23 degrees 46 minutes 00 seconds East, 102.40 feet to a
monument;
THENCE North 67 degrees 13 minutes 00 seconds East, 1.72 feet to a point, the
last two (2) courses being along property now or formerly owned by the Union Free
School District;
THENCE South 22 degrees 47 minutes 00 seconds East, 161.55 feet along
property now or formerly owned by Bussmann, said line passing through the center
partition of the dwelling standing partly on the premises described herein;
THENCE South 67 degrees 13 minutes 00 seconds West, 47.37 feet along the
northwesterly line of Whistler Avenue to the drill hole in the walk at the point or
place of BEGINNING.
TOGETHER WITH and SUBJECT TO a right of way over the existing road known
as the "Officers Service Road" which passes through the premises described
herein.
