or successors and assigns of the party of the second part forever, her undivided one-half interest
in and to
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being io<ttne at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on Schedule
A hereto.
BEING AND INTENDED TO BE the undivided one-half interest of the party of the first
part in the same premises conveyed to the party of the first part and Thomas W.
Russell, Jr. by deed, dated July 22, 1992 and recorded in the Office of tbe Suffolk
County Clerk on August 6, 1992 in Liber 11514 page 514.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.

THENCE running South 81 degrees 08 minutes 50 seconds West 333.89 feet to a
merestone;
THENCE running in the same line about 16 feet to the sllore of Little Hay Harbor 01-
Fishers Island Sound;
THENCE in a northerly direction following the meanders of said shore a distance of
approximately 480 feet to the abutment of a fqrmer dock,
THENCE South 69 degrees 06 minutes 20 seconds East 123 feet more or less to a
merestone;
THENCE South 12 degrees 18 minutes 20 seconds East 101.5 feet to a drill hole in a
rock;
THENCE South 50 degrees 05 minutes 55 seconds East 175.82 feet to the line of Fox
Avenue;
THENCE South 42 degrees 37 minutes 40 seconds West 19.17 feet to a mereston'3;
THENCE South 36 degrees 04 minutes 50 seconds West 99.47 feet to a merestone;
THENCE South 12 degrees 05 minutes 50 seconds West 12.08 feet to the point of
Beginning, these last three lines abutting Southeasterly on Fox Avenue.
