more particularly bounded and described to said map as follows:
BEGINNING at the monument on the southerly side of Avenue B which marks the division line between lands
of Donald Meyer and premises described herein;
RUNNING THENCE North 87 degrees 06 minutes 20 seconds East along the southerly side of Avenue B,
12.00 feet to an iron pipe and lands of Donald Meyer and Viola Meyer;
THENCE along said iands of Donald and Viola Meyer the following two courses and distances:
(1) South 6 degrees 27 minutes 50 seconds East, 108.00 feet to an iron pipe;
(2) North 87 degrees 00 minutes 30 seconds East, 88.00 feet to an iron pipe and lands of David M. and Susan
G. Seerman; and
THENCE along said land and later along an unopened Right of Way to Crescent Avenue, South 9 degrees
26 minutes 00 seconds East, 75.34 feet to a monument;
THENCE South 87 degrees 00 minutes 30 seconds West, 103.91 feet to a monument and lands of Annette
Zabohonski;
THENCE along said lands and later lands of Donald Meyer, North 6 degrees 27 minutes 50 seconds West,
183.00 feet to a monument at the southerly side of Avenue B, the point or place of BEGINNING.
Being the same premises conveyed to the grantors herein by deed recorded in Liber/Reel 9457 page 87.
Premises more particulariy known as Avenue B, Southold, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abntting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants tbat the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trnst fnnd to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
