second part, the heirs or successors and assigns of the party of the second part forever,

situate, lying and being on Fishers Island, in the Town of Southold, County of Suffolk, State of

and Geodetic Survey Station ("PROS");
THENCE North 40 degrees 58 minutes East, 105.00 feet to a point;
THENCE North 43 degrees 06 minutes West, 112.06 feet to a point on the southerly side of
Tyler Lane,
THENCE running along Tyler Lane South 47 degrees 31 minutes West, 101.77 feet to the point

the Office of the Suffolk County Clerk.
The aforesaid premises are not in an agricultural district and are entirely owned by the transferor herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
