TORRANCE residing at 5141 Sanibel-Captiva Road, Sanibel Island, Florida 35957 and KIMBALL A. Porter, conveyed by deed dated August 2 , 1919, eleven and eight-tenths (11 . 8) feet north from a large boulder on the westerly side of Sterling Street . From this point the line extends southerly eleven and eight- tenths (11 . 8) feet to the large boulder at an angle in Sterling Street; thence the line deflects to the right 20° 0 ' and extends a distance of twenty (20 . 0) feet along Sterling Street to a mere stone; then the line deflects to the right 97° 33 ' and extends a distance of seventy-five (75 . 0) feet to a mere stone; then the line deflects to the right 74° 30 ' and extends a distance of thirty-one and five-tenths (31 . 5) feet to a mere stone; then the line deflects to the right 1040 37 ' and Page 1 of 2 Pages extends a distance of seventy-five (75 . 0) feet along the southerly line of Homan B. Being and Intended To Be the same premises conveyed to the party of the first part herein, in part , by Deed from ELOISE G. TORRANCE, dated December 1, 1989, and recorded in the Suffolk County Clerk ' s Office in Liber 10983 at Page 011 on December 14, 1989; and in part under the Will of Walter F. Torrance, admitted to Ancillary Probate in the Surrogate ' s Court of Suffolk County on June 12 , 1978, File #939P1998 . Being and Intended To Be a transfer by the party of the first part of a fifty r ) undivided interest in the premises to the parties of the second part, as tenants in common, reserving to the party of the first part no interest in the premises . Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises; To have and to hold the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. and the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. and the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same firse to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as .if it read "parties" whenever the sense of this indenture so requires.
