WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid
by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and
beingix-tlte— at Fishers Island, Town of Southold, County of Suffolk and State of New
York, being more particularly bounded and described as set forth on Schedule A
hereto.
BEING AND INTENDED TO BE the same premises conveyed to Albert Carey Wall and
Virginia Gardner Wall by deed, dated December 6, 1952 and recorded in the Office
of the Clerk of the County of Suffolk on December 11, 1952 in Liber 3449 page 11,
the said Albert Carey Wall having predeceased the said Virginia Gardner Wall and
having been lawfully married to the said Virginia Gardner Wall from and after
Tax Map December 6, 1952 to and including the date of his death, and the said Virginia
Designation Gardner Wall having died on March 11, 1999, a resident of New York County
(New York County Surrogate's Court File No. 1999-1106) .

TOGETHER With all right, title and interest, if any, of the party of the first part of, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party'of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and Will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Deed Dated: June 3 , 1999
All those certain lots, pieces or parcels of land, with the buildings and improvements
thereon erected, situate, lying and being at Fishers Island, Town of Southold, County
of Suffolk and State of New York, known, shown and designated as Lot numbers 4,
5, 6 and 7 of Section 14 on a certain map, entitled "Map of Lots of Fishers Island
including the Highland Range between the Great Harbor and the Atlantic Shore",
filed in the Office of the Clerk of the County of Suffolk, State of New York, on
September 23, 1878 as Map No. 339;
and also the following described parcel of land situate, lying and being on Fishers
Island, Town of Southold, County of Suffolk and State of New York, specifically
bounded and described as follows: p
ALL that certain piece, lot or parcel of land lying or being on Fishers Island, Suffolk
County, New York, described as follows:
COMMENCING at a point at the southeast corner of Lot number 7 of Section 14 of
the above Map, and running westerly from said point along the south line of said Lot,
155 feet to a post at the southwest corner of said Lot and on a line of the highway
called Ettrick Street;
THENCE easterly by and along the north line of said highway, and by compass
North 59 degrees East, 162 feet to the Comer of said highway and Halcyon Avenue;
THENCE northerly in a line of said Halcyon Avenue, 20 feet to the point of
BEGINNING.
THE foregoing premises when taken together as one parcel being more particularly
bounded and described as follows:
BEGINNING at a stone monument at the intersection of the northwesterly line of I
Ettrick Street and the southwesterly line of Halcyon Avenue, said point being
1354.28 feet North of a point which is 1987.17 feet West of another stone monument
marking the U. S. Coast and Geodetic Survey and Triangulation Sation "PROS'; and
RUNNING THENCE North 61 degrees 36 minutes 50 seconds West, 235.00 feet to
an iron pipe driven in the ground;
THENCE North 36 degrees 03 minutes 30 seconds West, 80.00 feet to a stone
monument, these last two lines abutting northeasterly on said Halcyon Avenue;
THENCE South 53 degrees 33 minutes 00 seconds West, 142.37 feet to a stone
monument;
THENCE continuing South 53 degrees 33 minutes 00 seconds West, 117.25 feet to
a stone monument, these last two lines abutting northwesterly on land now or
formerly of Smigla;

THENCE South 26 degrees 06 minutes 20 seconds East, 112.00 feet to a stone
monument, abutting southwesterly on Heathulie Avenue;
THENCE South 84 degrees 41 minutes, 45 seconds East, 299.33 feet to a stone
monument;
THENCE North 49 degrees 37 minutes 50 seconds East, 145.86 feet to a stone
monument;
THENCE North 19 degrees 57 minutes 10 seconds East, 12.36 feet to the point of
BEGINNING, these last three lines abutting southwesterly and southeasterly on the
said Ettrick Street.
