THIS INDENTURE,made the 15th day of October, 1999 between SHAWMUT
BANK OF CONNECTICUT,N.A.&ELIOT HALE PORTER 2ND,as Cotrustees of the
Eliot Hale Porter,2nd Revocable Trust under agreement dated January 22,1990, of
PO Box 203,Stonington,Connecticut,parties of the fast part,and SARAH HALE
PORTER a/k/a SARAH PORTER MULLEN,party of the second part; said Sharsut acting
herein through its.Successor Fleet National Bank.
WITNESSETH,that the parties of the fust part,as a gift,and without monetary
consideration,do hereby remise,release and quitclaim unto the party of the second
part and the heirs,successors and assigns of the party of the second part forever all of
the remaining right,title and interest of the Eliot Hale Porter,2nd Revocable Trust
under agreement dated January 22,1990 and/or of Eliot Hale Porter 2d in and to all of
the plots,pieces or parcels of land,with the buildings and improvements thereon
described in Schedule A attached hereto.
TOGETHER with the appurtenances thereto.
It being the intention of the Grantor by so doing to convey all of the remaining
right,title and interest of the Eliot Hale Porter,2nd Revocable Trust under agreement
dated January 22,1990 and/or of Eliot Hale Porter 2d in and to said premises to
SARAH HALE PORTER aWa SARAH PORTER MULLEN.
Reference is made to prior conveyances by the said Grantor of portions of said
premises including one recorded in the Suffolk County Clerk's Office on August 16,
1994 in Liber 11689 Page 967.
TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part and her heirs,successors and assigns forever.
IN WITNESS WHEREOF,the parties of the first part have hereunto set their
hands and seals the day and year first above written.

All that certain lot, piece or parcel of land, with the buildings and improvements thereon
erected,lying an being in the Town of Southold,County of Suffolk and State of New York,being
a part f that portion of Fishers Island belonging to Fishers Island Corp. (which portion is
hereinafteparticularly bounded and described as follows:
BEGINNING at a stone monument set on the Southerly side of a road 40 feet wide, said
monument being 2452.61 feet South of a point which is 1942.14 feet West of another monument
marking the U.S. Coast and Geodetic Survey Triangulation Station 'WIN" (which said "NIN"
monument is located near the Western end of a ridge overlooking the South shore of Fishers
Island and on the highest point between Chocomount and Mount Prospect and lies South 45
degrees 17 minutes 26 seconds East of North Dumpling Light in Fishers Island Sound);and
RUNNING THENCE Northeasterly along the Southerly side of said road (following the arc of a

THENCE South 38 degrees 52 minutes 50 seconds East 284.42 feet;

Being the same premises conveyed to Eliot Hale Porter 2nd by Deed of Richard H. Wilmer,Jr. and
Elisabeth Farnum Wilmer dated May 10, 1967 and recorded in the Suffolk County Land Records
Liber 6155,Page 582.
SECOND ELEM.
All that lot or-parcel of land, with the buildings and improvements thereon, in the Town
of Southold,Suffolk County,State of New York,being a part of that portion of Fishers Island now
or formerly belonging to the Fishers Island Development Corporation (which portion is
hereinafter called the "Park") lying to the east of Peninsula Road, said lot or parcel of land being
bounded and described as follows:
BEGINNING at a point at the Southeasterly corner of land of the party of the first part said
point being located 2620.05 feet South of a point which is 1606.65 feet West of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "NIN" and thence
running South 26 degrees 32' 00" West 220.39 feet; thence South 74 degrees 45'20" East 90.15 feet
to the shore of Block Island Sound; thence along said shore line North 26 degrees 25' 07' East
202.74 feet;thence North 63 degrees 28'West 88.0 feet to the point of beginning. \
Containing 0.43 acres, more or less and being a parcel of beach frontage adjoining land of
the party of the first part. Together with the appurtenances, and all the estate and rights of the'
party of the first part in and to said premises;
SUBJECT to any state of facts an accurate survey may show;and
SUBJECT to all covenants, restrictions, easements, rights, grants, and declarations of
record, if any, and easements for use of public utilities, including, but not limited to, all
covenants,restrictions,easements,rights,grants,and declarations contained in a Deed from the said
Fishers Island Development Corporation to Eliot H. Porter dated April 7, 1977 and recorded in the
Suffolk County Land Records.
It is expressly covenanted by theParties hereto that no rights,appurtenances, privileges or
