THIS INDENTURE, made the q� day of November, 1999,
between EDITH H. ANTHOINE, residing at no#Athol-Crescent Street,
Box 242, Fishers Island, New York 06390,
party of the first part,
and WINDHAM RESOURCES, LLC, a Connecticut domestic limited liability
company, having an address at 35 Woods Grove Road,
Westport, Connecticut 06880,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100 Dollars
($10.00) and other valuable considerations paid by the party of the second part, does hereby grant
and release unto the party of the second part, its heirs, successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Fishers Island in the Town of Southold, County of Suffolk and
State of New York, being bounded and described as follows:

BEGINNING at a monument on the northeasterly line of Oriental Avenue at its
intersection with the southeasterly line of Athol Crescent, said point being 2719.47
feet north of a point which is 2236.65,feet west of another monument marking the
United States Coast and Geodetic Triangulation Station "PROS" and
THENCE RUNNING along said Athol Crescent line North 57 degrees 38' 00"
East 65.0 feet;
THENCE South 37 degrees 43' 20" East 10.0 feet;
THENCE North 57 degrees 38' 00" East 10.0 feet;
THENCE South 37 degrees 43' 20" East 219.38 feet;
THENCE South 52 degrees 16'40" West 74.67 feet to the northeasterly side of
Oriental Avenue;
THENCE along said Oriental Avenue North 37 degrees 43' 2" West 236.37 feet to
the monument at the intersection first above mentioned at the point or place of
BEGINNING containing 0.39 acres, more or less.
BEING AND INTENDED to be the same premises described in a Bargain and Sale Deed to the
party of the first part dated May 22, 1978 and recorded June 2, 1978 in Liber 8437, page 400 in
the Office of the Suffolk County Clerk, and formerly known under Tax Map Designation 1000-
009.00-02.00-006.000.
The aforesaid premises are not in an agricultural district and are entirely owned by the transferor
herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
