and W INDHAM RESOURCES, LLC, a Connecticut domestic limited liability
company, having an address at 35 Woods Grove Road,
Westport,Connecticut 06880,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten and 00/100 Dollars
($10.00) and other valuable considerations paid by the party of the second part, does hereby grant
and release unto the party of the second part, its heirs, successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Fishers Island in the Town of Southold, County of Suffolk and
State of New York, being bounded and described as follows:
BEGINNING at a plug in the sidewalk�at the intersection of the Westerly line of
Crescent Avenue and the Southeasterly line of Athol Crescent, said point being
2975.60 feet North of a point which is 1832.55 feet West of a stone monument
marking the U.S. Coast & Geodetic Survey Triangulation Station"PROS"; thence
running South 57 degrees 38 minutes West 413.43 feet abutting Northwesterly on
Athol Crescent; thence South 37 degrees 43 minutes 20 seconds East 10.0 feet;
thence North 57 degrees 38 minutes East 10.0 feet; thence South 37 degrees 43
minutes 20 seconds East 219.38 feet; thence North 77 degrees 45 minutes 30
seconds East 100.89 feet; thence South 66 degrees 29 minutes 40 seconds East
30.95 feet; thence North 28 degrees 45 minutes 20 seconds East 27.13 feet; thence
North 25 degrees 54 minutes 40 seconds West 28.93 feet; thence North 40
degrees 21 minutes East 156.97 feet to the Westerly line of Crescent Avenue;
thence North 7 degrees 26 minutes 45 seconds West 220.78 feet to the point of
beginning abutting Easterly on said Crescent Avenue. Containing 1.84 acres, more
or less.
BEING AND INTENDED to be the same premises described in a Bargain and Sale Deed to the
party of the first part dated December 31, 1959 and recorded January 6, 1960 in Liber 4750, page
530 in the Office of the Suffolk County Clerk.
The aforesaid premises are not in an agricultural district and are entirely owned by the transferor
herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
