WITNESSETH, that the party of the first part, in
consideration of ONE and 00/100 ($1 .00) DOLLAR and other valuable
consideration, paid by the party of the second part, does hereby
grant and release unto the party of the second part as Joint
Tenants with Right of Survivorship, and unto such survivor' s
heirs and assigns forever,
All that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
I being on Fishers Island, Town of Southold, in the County of
Suffolk and State of New York, bounded and described as follows :
Commencing at an iron pin at the south-east corner of said
premises, thence Westerly by land of one Henderson, one hundred
twenty (120) feet to an iron pin; thence northerly by land of one
Tilford, seventy (70) feet; thence easterly by land of one
Farlow, one hundred twenty (120) feet; thence southerly by right
of way seventy (70) feet to point of beginning. Also privilege
to use, for ordinary family purposes, a well situated on land
,formerly of James S. Casey and John V. Reynolds, as granted by
deed of said Casey and Reynolds to Herbert T. Congdon, dated
September 29, 1885, hereinafter referred to; being the same
premises conveyed to said Herbert T. Congdon by the above
mentioned deed, recorded in gdffolk County Clerk' s Office, Book
398, page 178, to which deeds reference is hereby made for
further description and subject to the covenants and conditions
concerning fences, buildings to be erected, etc. , contained in
said deeds.
BEING AND INTENDED TO BE THE SAME PREMISES conveyed to J.B.
Hartsfield and Audrey Hartsfield by Administrator' s Deed of
Anthony John Garofalo as Ancillary Administrator of the Estate of
Dana May Garafalo a/k/a Dana May Hartsfield dated July 26, 1991
and recorded August 27, 1991 in Liber 11322, page 571 in the
Office of the Suffolk County Clerk; and the same premises
conveyed to J.B. Hartsfield, Audrey Hartsfield or Dana May
Hartsfield by Warranty Deed of G. William Lawson and Louise
Lawson dated August 30, 1966 and recorded September 28, 1966 in
Liber 6040, page 266, in the Office of the Suffolk County Clerk.
The aforesaid premises are not in an agricultural district and
are entirely owned by the transferor herein.
TOGETHER with all right, title and interest, if any, of the
party of the first part in and to any streets and roads abutting
the above described premises to the center line thereof,
