TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read"parties" whenever the sense of this indenture so requires.

All that certain plot piece or parcel of land, situate, lying and being in the Town of
SOUTHOLD, at SOUTHOLD, County of Suffolk and State of New York being bounded
and described as follows:
BEGINNING at the southeasterly corner of the herein described premises where it
intersects the southwesterly corner of land of Hadley and Judge, said point of beginning
also being north 64 degrees 50 minutes 00 seconds, west 174.0 feet from a concrete
monument in the westerly line of a 50 foot wide Private Road where said monument
intersects the southeasterly corner of land of Hadley and Judge with the northeasterly
corner of land now or formerly of Bauman; THENCE from said point of beginning, along
lands now or formerly of Bauman, north 64 degrees 50 minutes 00 seconds west, 337.13
feet to the ordinary high water mark of Long Island Sound; THENCE along the said
ordinary high water mark of Long Island Sound, north 30 degrees 31 minutes 46 seconds
east, 100.06 feet to land now or formerly of Cashy; THENCE along said last mentioned
land, south 64 degrees 50 minutes 00 seconds, east, 327.78 feet to land of Hadley and
Judge; THENCE along said last mentioned lands, south 25 degrees 10 minutes 00 seconds
west, 99.§2 feet to the point or place of BEGINNING.
TOGETHER WITH a right of way 20 feet in width from Hortons Lane to the premises,
the southeasterly line being described as follows:
BEGINNING at a point on the northeasterly line of Hortons Lane, 25 feet southeasterly
along said line from the point of beginning of the curve in said line as altered in the year
1941. THENCE on a curve to the left whose center is the point of curve in said line of
Hortons Lane and whose radius is 25 feet, a distance on said curve of 39.27 feet;
THENCE westerly on a curve to the left and parallel with the northerly line of Hortons
Lane and at all points distant 25 feet therefrom a distance of said curve of 87.54 feet;
THENCE through beach land now or formerly of Hyatt, three courses as follows:
1) north 14 degrees 59 minutes 20 seconds east, 181.95 feet;
2) north 22 degrees 30 minutes west, 170.00 feet;
3) north 25 degrees 10 minutes east, 769.00 feet more or less to the southwesterly line of
the premises herein described;
SUBJECT, however, to a right of way reserved by Walter E. Hyatt, over a strip of land 20
feet in width, the southeasterly line of which begins at the terminus of last described right
of way and runs across the premises herein conveyed, north 25 degrees 10 minutes east,
99.62 feet to lands now or formerly of Walter E. Hyatt;
