WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
more particularly bounded and described as follows:
BEGINNING at an iron pipe on the easterly line of Gagen's Landing koad 238.0 feet
northerly along said easterly line from Clearview Avenue, said point of beginning
being the northwesterly corner of land of Dickerson; from said point of beginning
RUNNING THENCE along said easterly line of Gagen's Landing Road, North 2 degrees
01 minutes 50 seconds West, a distance of 111.45 feet to an iron pipe and land of
' Faszczewski;
RUNNING THENCE along said land of Faszczewski, North 87 degrees 58 minutes 10
seconds East a distance of 140.0 feet to an iron pipe and Lot 7, as shown on
"Map of Southwood,” filed in the office of the Clerk of Suffolk County as Map
Number 2141;
RUNNING THENCE along said Lot 7, South 2 degrees 01 minutes 50 seconds East a
distance of 111.45 feet to an iron pipe and said land of Dickerson;
RUNNING THENCE along said land of Dickerson, South 87 degrees 58 minutes 10
seconds West, a distance of 140.0 feet to the point or place of BEGINNING.
SUBJECT, however, to the following covenants and restrictions:
1 . That every dwelling house erected on said premises shall cost no less than
$10,000.00
2. No fowl and/or animals other than the usual type o f household pets are to be
kept on said premises.
BEING AND INTENDED TO BE same premises conveyed to the grantors herein by deed
dated November 22, 1991, recorded' December 2, 1991 in Liber 11378 pg 572-573

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND.the.party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part'will receive the consideration for this conveyance and will hold the right to receive such consid-
erationas a trust fund tobeapplied first for the purpose of paying the cost of the improvement and will apply
the saiii,e,ferstto the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it rend "parties" whenever the sense of this indenture so requires.
