QUITCLAIM DEED
THIS INDENTURE made the al�day of December, Nineteen Hundred and Ninety Eight
BETWEEN
HARRIS B. PARSONS and ELSIE W. PARSONS, having an address of 63
Chapin Road, Barrington, Rhode Island, collectively, party of the first part, and
ROBERT W. PARSONS, an individual having an address of 90 Congdon Street,
Providence, Rhode Island 02906 ("R. Parsons"), MARJORIE M. PARSONS, an individual
having an address of I St. Anne's Villas, London W 11, 4RU England ("M. Parsons"), HARRIS
B. PARSONS, JR., an individual having an address of 56 Cottage Street, Wellesley,
Massachusetts 02181 ("H. Parsons. Jr."), J. GEDDES PARSONS, an individual having an
address of 102 Prospect Street, Providence, Rhode Island 02906 ("J. Parsons") and C.
REYNOLDS PARSONS, an individual having an address of 411 Main Street, Medfield, MA
02052 ("C. Parsons"), R. Parsons, M. Parsons, H. Parsons, Jr., J. Parsons and C. Parsons
collectively, party of the second part,
WITNESSETH, that the party of the first part, for no consideration paid, does hereby
remise, release and quitclaim unto the party of the second part, their heirs and assigns forever, as
tenants in common, an undivided 17.3913% interest in that certain piece or parcel of land, with
the improvements thereon and appurtenances thereto, situated at Fishers Island, in the Town of
Southold, County of Suffolk and State of New York more particularly described in Schedule A
attached hereto and made a part hereof(the "Premises") to be divided among and conveyed to
the party of the second part as follows: (1) unto R. Parsons, his heirs and assigns forever, an
undivided 3.4783% interest; (2) unto M. Parsons, her heirs and assigns forever, an undivided
3.4783% interest; (3) unto H. Parsons, Jr., his heirs and assigns forever, and undivided 3.4783%
interest; (4) unto J. Parsons, his heirs and assigns forever, an undivided 3.4783% interest; and
(5) unto C. Parsons, his heirs and assigns forever, an undivided 3.4783% interest in the
Premises.
Prior to the conveyance evidenced by this Quitclaim Deed, the party of the first part held
an undivided 100% interest in the Premises,and subsequent hereto, the party of the first part
holds an undivided 82.6087% interest in the Premises.
SAID PREMISES being known as Sterling Street, Fishers Island, New York.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in
and to any streets and roads abutting the above-described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, its heirs and assigns forever.
SCHEDULE A
All that certain tract, piece or parcel of land,with the buildings and improvements thereon,
situated at Fishers Island, in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a stone monument on the Westerly line of Sterling Street, said monument
being 1582.94 feet North of a point which is 172.66 feet West of another monument marking the U.S.
Coast and Geodetic Survey Triangulation Station "PROS", and
RUNNING THENCE North 58 degrees 12 minutes 00 seconds West 75.37 feet to another
monument;
THENCE North 01 degrees 46 minutes 00 seconds West 54.30 feet to a drill hole in a
boulder;
THENCE North 31 degrees 53 minutes 00 seconds East 14.91 feet to a drill hole in a boulder;
THENCE North 51 degrees 35 minutes 00 seconds East 120.48 feet to the face of the stone
sea wall at the shore of West Harbor;
THENCE South 65 degrees 41 minutes East along the face of said wall 35.0 feet to the wall
comer;
THENCE South 32 degrees 00 minutes 36 seconds West 117.98 feet partly along the
northwesterly line of Sterling Street to a drill hole in a boulder;
THENCE along said street line South 05 degrees 01 minutes 40 seconds West 67.32 feet to
the point or place of BEGINNING.
BEGINNING at an iron pipe which is North 44 degrees 22 minutes 00 seconds East 74.36
feet from a monument on the Southeasterly line of Montauk Avenue, said monument being 1548.63
feet North of a point which is 605.97 feet West of a monument marking the U.S. Coast and Geodetic
Survey Triangulation Station "PROS", thence from said beginning point North 44 degrees 22 rrunutes
00 seconds East 206.54 feet to a stone monument; thence North til degrees 34 minutes East 3.34 feet
to a stone monument; thence North 81 degrees 06 minutes 30 seconds East 64.80 feet to a monument;
thence North 76 degrees 07 minutes 25 seconds East 46.07 feet to a drill hole in a wall; thence North
69 degrees 34 minutes 50 seconds East 47.21 feet to a stone monument; thence North 49 degrees 50
minutes 10 seconds East 55.8 feet to a drill hole in the face of a retaining wall at the shore of West
Harbor; thence Southeasterly along the face of the retaining wall at the shore of said Harbor about 98
feet to a drill hole in the face of said wall; thence South 51 degrees 22 minutes West 120.7 feet to a
drill hole in a rock; thence South 31 degrees 41 minutes West 15.00 feet to a drill hole in a rock;
thence South 2 degrees 19 minutes East 54.2 feet to a stone monument, these last three lines abutting
Southeasterly and Northeasterly on land formerly of Porter,now of Parsons; thence South 17 degrees
04 minutes West 31.5 feet to a stone monument; thence South 57 degrees 26 minutes East 75.0 feet to
a stone monument at the Northwesterly line of Sterling Street; these last two lines abutting
Southeasterly and Northeasterly on land now or formerly of Walter S. Torrance; thence South 2,5
minutes 01 minutes 15 seconds West 78.84 feet to a stone monument; thence South 25 minutes 01
minutes 15 seconds West 17.00 feet to a iron pipe; thence South 84 degrees 39 minutes 15 seconds
West 160.56 feet to an iron pipe; thence North 3 degrees 06 minutes 40 seconds West 114.34 feet to
an iron pipe; thence North 77 degrees 14 minutes 51 seconds West 168.98 feet to an iron pipe and the
point or place of beginning.
