WITNESSETH, that the party of the first part, in consideration of Two Hundred Ninety

paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate.
lying and being in the at Fishers Island, Town of Southold, County of Suffolk and State
of New York, being more particularly bounded and described as set forth on
Schedule A hereto.
BEING AND INTENDED TO BE the same premises undivided twenty—five percent (25%)
interestsin which were conveyed to the party of the first part by deeds, dated
December 23 , 1985, February 28, 1986, November 30, 1987 and January 28:, 1988,
which deeds were recorded in the Office of the Suffolk County Clerk on January
2, 1986, April 3, 1986, December 24, 1987 and March 14, 1988, respectively, in
Liber 9947 page 565, Liber 10009 page 177, Liber 10502 page 441 and Liber 10561
page 345, respectively.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises;TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.

trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose

BEGINNING at a point on the easterly side of a private road, which point is located
3485.35 feet North of a point which is 2820.94 feet West of a monument marking the
United States Coast and Geodetic Survey Triangulation Station 'PROS'; and
RUNNING THENCE North 37 degrees 37 minutes 45 seconds East, 132.57 feet to the
southwesterly side of another private road;
THENCE along the southwesterly side of said other private road South 51 degrees 58
minutes 55 seconds East, 71.67 feet to a point;
THENCE South 25 degrees 13 minutes 40 seconds West, 146.50 feet to the northerly side
of the private road first above mentioned;
THENCE along the northerly side of said private road North 61 degrees 19 minutes 00
seconds West, 16 feet to a point;
