BETWEEN, LAWRENCE H. ZINGESSER AND MARY MCLARNON, individuals having a
street address of 108 Fifth Avenue, Apt. 1013, New York, NY 100 11-6906, party of the first part,
and, LAWRENCE H. ZINGESSER AND MARY MCLARNON, as tenants in common,
individuals having an address of 108 Fifth Avenue, Apt. IOB, New York, NY 100 11-6906 party
of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and
State of New York and more particularly bounded and described as follows:
BEGINNING at a point marked by an iron pipe on the Southerly side of East End Road distance
563.36 feet easterly from the northeasterly corner of land now or formerly of Robert S. Evans;
and from said point of beginning:
RUNNING THENCE in an Easterly direction along the southerly side of East End,Road the
following 2 courses and distances:
1. along the arc of a curve bearing to the right and having a radius of 268.61 feet a distance
of 60.00 feet;
2. North 75 degrees 40 minutes 30 seconds east 268.40 feet to the westerly end of a curve
and land now or formerly of Martha Frick Symington;
RUNNING THENCE in a general southeasterly direction along the arc of said curve bearing to
the right and having a radius of 52.04 feet a distance of 64.33 feet;
RUNNING THENCE still along said land nor or formerly of Martha Frick Symington, south 24
degrees 31 minutes 20 seconds east 318.92 feet and South 0 degrees 02 minutes 40 seconds east
90 feet;
RUNNING THENCE North 72 degrees 43 minutes 10 seconds west 324.79 feet;
RUNNING THENCE North 42 degrees 47 minutes 20 seconds west 292.07 feet to the iron pipe
on the southerly side of East End Road at the point or place of BEGINNING.

BEING the same premises conveyed by David Geula and Roberta Geula to the party of the first
part by deed dated October 5, 1982 and recorded in the Clerk's Office of Suffolk County on
October 8, 1982 in Liber 9253, Page 371.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in
and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the part of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture
so requires,
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and
