05043 and CORESTATES BANK, N.A., with offices at 100 North Queen Street, Lancaster,
Pennsylvania 17604, as tenants-in-common with an undivided one-half (Y2) interest,
as ancillary co-executors of the last will and testament of DOROTHY R. CHAPMAN, late
of the State of Pennsylvania (ancillary probate file number 807 P 1996 Suffolk County),

WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by
said last will and testament, and in consideration THREE HUNDRED THIRTY-SEVEN THOUSAND

paid by the party of the second part„ does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and State of New
York, more particularly bounded and described as follows:
BEGINNING at a monument on the northeasterly line of Beach Avenue at the dividing line between
the herein described parcel and land formerly of Richard A. and Martha Howard, said monument being
located 97.44 feet north of a point which is 2267.90 feet west of another monument marking the
United States Coast and Geodetic Survey Triangulation Station "PROS";
RUNNING THENCE along said land formerly of Howard, North 7° 15' 45" East, 194.82 feet to a
monument;
THENCE: still along last mentioned land, North 57° 29' 00" West, 58.88 feet to a monument and land
now or formerly of Elizabeth M. Husband;
THENCE: along said land now or formerly of Husband, North 641 23' 10" East, 182.49 feet to a point
at the dividing line between the herein described parcel and land now or formerly of Thomas W.
Russell, Jr.;
THENCE along said land now or formerly of Thomas W. Russell, Jr. the following four courses and
distances:
1 . South 25° 36' 50" East, 61 .52 feet to an iron pipe;
2. South 3° 29' 50" East, 103.50 feet to an iron pipe;
3. South 141 5' 51 " East, 79.76 feet to an iron pipe;
4. South 271 42' 10" East, 123.91 feet to a point at the northwesterly line of Beach Avenue;
THENCE. along the northwesterly line of Beach Avenue, South 771 17' 00" West, 97.53 feet to a
monument;
THENCE along the northeasterly line: of Beach Avenue, North 67' 38' 00" West, 166.90 feet to the
monument set at the point or place of BEGINNING.
THE above-described premises a/k/a Lot 1 on Minor Subdivision Plan of Property on Beach Ave. and
Heathulie Ave. made for Thomas W. Russell, Jr, and filed in the Suffolk County Clerk's Office on May
13, 1991 as Map No. 9096.
TOGETHER with an easement and right-of-way for pedestrians and vehicles for the benefit of and
appurtenant to the above-described premises over and along the existing driveway located on the
premises adjoining the above-described premises on the east for ingress and egress to and from
Heathulie Avenue, said other premises being described in that certain deed made to Thomas W.
Russell, Jr. dated August 9, 1990 and recorded in Liber 11207 cp 05 on January 18, 1991 .
ALSO together with a permanent easement for the benefit of and appurtenant to the above-described
premises for the installation, connection, operation, flow and passage, use, maintenance, repair and
replacement of the water service line over, under, through and across an easement area located on
other premises adjoining the above-described premises on the east, said other premises being
described in that certain deed made to Thomas W. Russell, Jr., dated August 9, 1990 and recorded
in Liber 11207 cp 005 on January 18, 1991 , said easement area being ten feet in width and its
center line being the existing line for water service to the above-described premises as the same
extends from Heathulie Avenue across said other premises adjoining on the east to the division line
between the above-described premises and said other premises adjoining on the east.
ALSO together with a permanent easement for the benefit of and appurtenant to the above described
premises for the continued use and maintenance of any public service utility lines that may cross said
other premises adjoining the above-described premises on the east and service the above-described
premises.
