York 10016 party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part,the heirs or successors and assigns of the party of the second part forever.
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon
erected, situate, lying and being in the
SEE ANNEXED SCHEDULE A INCORPORATED HEREIN BY REFERENCE
SUBJECT TO an easement for ingress and egress by pedestrians and vehicles to and from Ocean
View Avenue, as appurtenant to and for the benefit of other premises of the party of the first part
adjoining the premises described herein on the northeast, over that portion of the existing driveway and
parking area serving such adjoining premises-, which portion is located in the northwesterly part of the fifty
foot wide section of the premises described herein that extends southeasterly from Ocean View Avenue,
said other premises being conveyed by deed of even date herewith by the party of the first part to Gunther
Strol.he and Lucinda J. Herrick.
TOGETHER with all right, title and interest, if any;of the party of the first part of, in and to any
streets and roads abutting the above described premises to the center lines thereofJOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered

County of Suffolk and State of New York, more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Beach Avenue distant 197.59 feeteasterly, as measured
formerly of Edmund P. Osborne, said monument being 295.58 feet north and
