THIS INDENTURE made the 9 day of June, nineteen hundred and ninety-seven
BETWEEN CHRISTOPHER R. DONOHO, JR AND JOAN H. DONOHO, his wife,
residing at 2400 Grant Avenue, Wilmington, Delaware, as tenants by the entireties, AS TO
DIST. A ONE-HALF INTEREST in the subject premises held as tenant-in-common, party of the
first part, and

Parcel I, which monument marks the intersection of the westerly line or side of lands
formerly of Harold J. Baker with the northerly line or side of the premises described in
Parcel I, which monument is situate the following three (3) courses and distances from the
monument set at the point of intersection of the northerly line of West Street and the
easterly line of Bell Avenue;
1. North 320 39' 10" East, 98.95 feet;

3. South 70° 40' East, 268.80 feet;
RUNNING THENCE from said point of beginning, North Ola 22' 30" East, 253.37 feet
to a monument set on the southerly line or side of Fox Avenue;

Ferguson, 234.59 feet to a point on the northerly line or side of Parcel I herein before
described, which point is situate North 70° 40' West, 82 feet from the point of beginning;
RUNNING THENCE South 70° 40' East along the northerly line of Parcel I herein before
described, 82 feet to the monument set at the point or place of BEGINNING.
BEING AND INTENDED to be the one-half interest in the above-referenced property held
by the grantor, as tenants by the entireties, with Robert N. Huseby, as tenants in common,
described in deed to the party of the first part dated, November 16, 1987, and recorded in
the Suffolk County Clerk's Office on 6/7/88 in Liber 10618 at Page 440 such that
title now vests, by this deed, entirely in the said Robert N. Huseby, who is the same
person as 'the grantee in said deed.
SAID PREMISES ARE KNOWN AS: No # West Street, Fishers Island, New York
THE PREMISES CONVEYED BY THIS DEED IS SUBJECT TO A first mortgage
now held by North Fork Bank in the unpaid principal sum of $43,000.00, which the party
of the second part hereby agrees to assume.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
