THIS INDENTURE, made as of the 19th day of December, nineteen hundred and
ninety-seven BETWEEN TALCOTT STANLEY of 148 Westmont, West Hartford, CT
06117, party of the first part, and THE TALCOTT STANLEY FAMILY LIMITED
PARTNERSHIP c/o Shipman & Goodwin LLP, One American Row, Hartford, CT
06103-281.9, party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars ($10.00)
and other valuable consideration paid by the party of the second part, does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever, all that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and being at Fishers Island,
Town of Southold, Suffolk County, New York, more particularly bounded and described
on Schedule A attached hereto and made a part hereof.
TOGETHER with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
TAX MAP part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
DESIGNATION unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
Dist. AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
Sec. whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
elk: covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
Lot(s) the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
THIS IS A CORRECTING DEED to correct the following: The correct name of the
party of the second part should read "THE TALCOTT STANLEY FAMILY LIMITED
PARTNERSHIP". The word "TALCOTT" was inadvertently omitted in the previous
deed dated December 19, 1997 and recorded on January 6, 1998 in Liber 11871, Page
431 of Suffolk County Land Records. Also, the intention of this deed is to change it
from a Quit Claim Deed to a Bargain and Sale Deed, with Covenant Against Grantor's
Acts.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.

SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and State of New
York, bounded, and described as follows:
PARCEL L
BEGINNING at a stone monument on the southwesterly side of Crescent Avenue, said
monument being 5694.08 feet north of a point which is 1018.20 feet west of another
monument marking the U.S. Coast and Geodetic Survey Triangulation Station "PROS", and
running thence along the southerly line or side of Crescent Avenue, south 66 degrees 09
minutes 30 seconds east, 145.50 feet to an iron spike;
running thence south 66 degrees 09 minutes 30 seconds east, still along the southerly line or
side of Crescent Avenue, 181.65 feet to a monument set at the point of angle where
Crescent Avenue turns, at nearly right angle, to the south;
running thence southerly along the westerly line or side of Crescent Avenue, south 15
degrees 14 minutes 20 seconds west, 231.78 feet to another stone monument set at the
intersection with the northeasterly line of Avenue "B";
running thence along said Avenue "B" line, north 78 degrees 03 minutes 10 seconds west
283.60 feet to another stone monument;
running thence north 7 degrees 30 minutes 30 seconds east, 299.72 feet to the point of
beginning, containing an area of 1.78 acres, more or less.
PARCEL II:
BEGINNING at a point on the northeasterly line of said Crescent Avenue at a point which is
north 7 degrees 30 minutes 30 seconds east 53.64 feet from said monument at the point of
beginning of the above described tract, and;
running thence along said Avenue line, the following two (2) courses and distances: (1)
south 61 degrees 15 minutes 20 seconds east, 17.29 feet, and (2) south 66 degrees 09
minutes 30 seconds east, 272.25 feet, to lands of Fishers Island Electric Corporation,
running thence north along lands of Fishers Island Electric Corporation, 12 degrees 06 '
minutes 30 seconds east, 70 feet, more or less, to the shore of West Harbor;
running thence northwesterly along the shore line of West Harbor, 285 feet, more or less, to
lands now or formerly of A. John Gada, and;
running thence south 7 degrees 30 minutes 30 seconds west, 25 feet more or less, to the
point of beginning.
TOGETHER WITH a perpetual right of way, for the purpose of ingress or egress by foot or
vehicle, or for the installation of maintenance of public service utilities in, along or over Crescent
Avenue the roadway lying in front of the above described Parcel One on the north and east, over its
entirety and extending out to the nearest town highway.
TOGETHER WITH all right, title and interest, if any, of the party of the first part of, in and to the
lands lying between said mean high water line and mean low water line of Fishers Island Sound, and
to the lands lying under the waters of Fishers Island Sound, in front of and adjoining the above
described Parcel Two.
BEING THE same premises conveyed to Nina H. Stanley in deed from West End Land Company,
Inc. dated April 18, 1957 and recorded May 8, 1957 in Liber 4297, Page 412 of Suffolk County
Land Records.
