WITNESSETH, that the Party of the First Part, in consideration of Ten dollars(510.00)and
other valuable consideration paid by the Party of the Second Part, does hereby grant and release
unto the party of the Second Pais, a lift interest in and to a one-quarter 114 undivided interest in
and to the below described premises and the Party of the First Part,in consideration of Ten Dollars
(SIO 00) and other valuable con:;ideration paid by the Parties of the Third Part, does hereby grant
and release unto the Parties of the Third Part, subject to the rights of the Party of the Second Part

thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, as more particularly described as follows:
Parcel 1. All thatcertain lot, piece or parcel of land situate, lying and being in the
Township of Southold, County of Suffolk and State of New York, known and designated as
and by Lot Number Thirty-one (3 1) on a certain map or plan of the peninsula at Fishers
_ Island, comprising Ninety (90) lots owned by Charles W. Hedge and Frances G. Thorp,
located on Fishers Island in the Township of Southold, County of Suffolk and State of New
York, surveyed by Chandler and Palmer, Engineers and Surveyors, of the Town of Nor::ich,
County of New London, !hate of Connecticut in the year 1913, which map was filed in the
office of the County Clerk. of Suffolk County on the I 1 th Day of March in the year 1913 as
%tap Number Two Hundred and Twenty-Three (223) and more particularly described as
followsrunning from the westerly side or a twenty(20) foot right-of-way to the high water
mark of Great Harbor an average distance of One Hundred Twenty-six and One-half(12G!G) 5
Feet, more or less, and being fitly (50) feet wide. Being the same premises conveyed by
Charles W. Hedge and Belle Hedge, his wife, to Ernest J. Jones by warranty deed dated
March 13, 1913 and recorded in the Suffolk County Clerk's office in Liber 842 of Deeds,
page 301,on the 27th day of March, 1913. "

Peninsula at Fishers Island, owned by Charles W. fledge and Frances G. Thorp, made by
Chandler R Palmer, Engrs., Norwich, Conn., 1913", filed March 11, 1913, No 223, in
County Clerk's Office, Riverhead, N.Y.

TOGETHER WITH all and singular the houses, buildings, trees, ways, waters,
Profits, privilecps and advantages with the appurtenances to the scid Parcels 1 and 2
belonging or in any wise appertaining.
Said premises are subject to the taxes of the Town of Southold next becoming due
and payable V

The Party of the first Part is a Grantee in a Decd recr Nuecmbcr 13, 1967, in Liber
6254, Page 256, under which she was conveyed an undivided fih, percent (50%)interest in and to
the aforesaid premises, and the Grantor in a Deed recorded May 24, 1991, in Liber 11276, Pace
473 under which she conveyed an undivided twenty-five percent (250'0) interest in and to the
aforesaid premises.

TOGETHER with an undivided interest in all right, title and interest, if any, of the Party of
the First Part in and to any streets and roads abutting the above described premises to the center
lines thereof,
TOGETHER with the interest in and to the appurtenances and the estate and rights of the
Partv of the First Part in and to said prem�ses,
TO I IAV E AND TO HOLD the interest in the premises herein granted unto the Parties of the
Second Part,and the Parties of the Third Part,their heirs and assigns,forever.
AND the Party of the First Part covenants as follows� that said Party of the First Part is
seized of an undivided one-quarter('/.)interest in the said premises in fee simple,and has good right
to convev her full right,title and interest in and to the same; that the Party of the Second Part shall
quietly enjoy a one-quarter('/.)interest in and to the said premises herein for the rest of his natural
life, subject to the retained rights of the Party of the First Part by virtue hereof,that the Panics of
the 'third Part shall quietly enjoy a one-quarter ('/.) interest in and to the said premises herein,
subject to the retained rights of the Panv of the First Pan and the rights of the Party of the Second
Part, that the said premises are free from incumbrances, except as aforesaid; that the Party of the
First Part will execute or procure any further necessary assurance of the title to the interest in said
premises herein conveyed; and that the Party of the First Part will forever warrant the title to an
undivided one-quarter('h)interest in and to said premises. t
The intention of the Party of the First Part is that upon the execution and delivery of this deed
the Party of the First Part and be Party of the Second Part shall each have a life use in and to an E
undivided one-quarter interest in the premises and that the Parties of the Third Part shall be the
owners of an undivided twenty-five percent(25%)interest therein,subject to such life uses.
The word "party" shall be construed as if it read "parties" whenever the sense of this
Indenture so requires.
