Hedge and Frances G. Said premises are subject to the taxes of the Town of Southold next becoming due and payable V t The Party of the first Part is a Grantee in a Decd recr Nuecmbcr 13, 1967, in Liber 6254, Page 256, under which she was conveyed an undivided fih, percent (50%)interest in and to the aforesaid premises, and the Grantor in a Deed recorded May 24, 1991, in Liber 11276, Pace 473 under which she conveyed an undivided twenty-five percent (250'0) interest in and to the aforesaid premises. AND the Party of the First Part covenants as follows� that said Party of the First Part is seized of an undivided one-quarter('/.)interest in the said premises in fee simple,and has good right to convev her full right,title and interest in and to the same; that the Party of the Second Part shall quietly enjoy a one-quarter('/.)interest in and to the said premises herein for the rest of his natural life, subject to the retained rights of the Party of the First Part by virtue hereof,that the Panics of the 'third Part shall quietly enjoy a one-quarter ('/.) interest in and to the said premises herein, subject to the retained rights of the Panv of the First Pan and the rights of the Party of the Second Part, that the said premises are free from incumbrances, except as aforesaid; that the Party of the First Part will execute or procure any further necessary assurance of the title to the interest in said premises herein conveyed; and that the Party of the First Part will forever warrant the title to an undivided one-quarter('h)interest in and to said premises. t The intention of the Party of the First Part is that upon the execution and delivery of this deed the Party of the First Part and be Party of the Second Part shall each have a life use in and to an E undivided one-quarter interest in the premises and that the Parties of the Third Part shall be the owners of an undivided twenty-five percent(25%)interest therein,subject to such life uses.
